The house has **seismic upgrades** and is not in a flooding zone. - PERIOD DETAIL AND RENOVATION This is truly a beautiful house with **period detail** which has been updated with so much care. My previous tenants have loved living here and have renewed their leases over and over. I want new tenants who will love the home and enjoy it. - NEIGHBORHOOD: This house is in Dogtown/West Oakland on the cusp of Emeryville. Know the area! As with many areas in Oakland, there is a homeless encampment 3 blocks away. It does not affect the property or tone of the neighborhood. They are vulnerable, not a threat. I have great neighbors, people who have lived here for ages and other newbies in the condos nearby. There are many owner occupied homes, which gives the street a nice homey feel. It's **very easy to get to BART on Mandela**. The pathway is truly gorgeous, nice for a stroll and the bike path is well-defined. There's a well-kept play structure on the corner of Peralta and Hannah. You'll be walking distance from Home Depot, IKEA, Target, Kilovolt Coffee, Horn Barbeque and the City Slicker Farm Park. - MOVE IN TIMING, UTILITIES and RENTER'S INSURANCE: The current tenants will be moving out by the end of June. I can accommodate new renters shortly thereafter (July 3rd at earliest). This house is owned and managed by me, someone who has lived in it and loved it (not a property manager). I live 5 minutes away and am easily accessible, if needed. Residents pay all utilities except garbage/recycling. Tenants are required to have renter's insurance. - FYI - this is NOT a furnished unit.
