    Available now... All utilities, with the exception of electricity, are included in the rent. Natural gas, hot water, trash and Directv with all the movie channels (50+), sports packages, etc. You supply the TV, everything else is there and already setup. When comparing this unit to others that don't include utilities, a better apples-to-apples comparison would mean rent for this unit in the $1500-1600/month range. While the unit is nice and homey in and of itself, location is its best feature. Located within a short walking distance to "Buckhead Atlanta," MARTA, Lenox Mall, and numerous restaurants/bars/music venues, everything you could need or want is within walking distance. Trader Joe's, Whole Foods and Publix are within a walkable block away. Overall description, its a 2 bedroom unit with 1 bathroom. Great water pressure and unlimited hot water (never runs out). While the unit does have 2 bedrooms, I'd say its better suited for a single person or a couple with the 2nd bedroom serving as an office or guest bedroom (or both)... both rooms are more or less the same size. Newer appliances in kitchen (refrigerator, flat panel stove, full oven, microwave, garbage disposal, dishwasher, washer/dryer), wood blinds on all windows, hardwood floors throughout, nice tile in kitchen and bathroom completely renovated in 2019. New air conditioning/heat, top story of two story building, assigned off-street parking, LOTS of locked storage in basement. An often overlooked feature, when you get out of your car, you're inside your place within 30 seconds, no 5 minute walks from the parking garage to bring in groceries. All utilities included in the lease. with the exception of electricity. The security deposit is 1 months rent. Normal pets allowed (cats, small dogs, etc.; no snakes, spiders, gorilla's). Prefer 1 year lease but that's also negotiable, will consider 6 month lease. Keep in mind when you compare this to other places, you don't have to pay any utility security deposits, you don't have to pay multiple bills, etc... one check will do it all each month. In comparing this unit to others $ for $, make sure you add in the costs of water, gas, trash, and cable/satellite bills. Comparable TV alone would be over $150. What it doesn't have... a balcony, a pool (though there is one next door at Mathieson Exchange that I never had a problem going to). Owner pays for gas, water, trash... everything except electric and internet. DirecTV service comes included with the rent, including all/most movie channels and sports packages. ~$200/month value. Lockable, shelved storage unit in the basement of the building.
