This may be the best spot in Denver: At the corner of 32nd and Tennyson, this building is blocks from the retail meccas of Berkeley and the Highland, and a short walk/jog to the recreation mecca of Sloans lake. It sits on the highest lot in central Denver (at the peak of the hill the Highland district is named for!). The house is 10 feet above the street, which adds to a sense of quiet privacy.
This light and bright garden level apartment (that feels like anything but a garden level) occupies the entire level in a Denver Mansion. Recently remodeled with new appliances, quartz counters, soft close cabinets, tile, hardwood floors, and a beautiful metallic epoxy in the living area. Bedrooms and living area are spacious.
Other awesomeness:
- Two off street parking spaces included, in addition to a garage spot which can fit a small car or tons of stuff.
- Central AC and heat.
- In unit washer and dryer.
- Lots of outdoor space with lawn and lots of flowers.
We charge $240/month for all utilities - electric, gas, water, sewer and trash. This represents about 90% of the actual utility bill for the property based on the relative square footage of the apartment (we do not make money on these charges). We do this because these services have a single meter for the whole building, and this allows residents to budget for a single, consistent amount each month (as opposed to splitting up utilities every month and charging them out).
General
We only consider applications after at least one applicant has seen the apartment, preferably in person. Virtual tours are available for special circumstances (like those moving to Denver from out of town). All adults who will live in the apartment must sign the lease, and satisfy eligibility requirements.
Credit requirements
All adults must have a minimum credit score of 625 and no collections or account defaults in the last 3 years.
Security Deposit: A credit score for any renter less than 675 requires 1 month's rent. Credit score for all renters above 675 requires 1/2 month's rent. Security deposits are fully refundable at move out if the apartment is left fully cleaned and in good condition.
Background check: We run background checks on all applicants who satisfy all other eligibility requirements, and consider the results in our decision process.
We consider applications as we receive them (assuming at least one applicant has viewed the property), however we may consider factors like credit, desired move in date or other application information for applications received in close proximity.
