Utilities and Bills: The rent excludes all utility bills, such as water, electricity, gas, and internet. Maintenance and Repairs: The landlord will be responsible for all major repairs and maintenance of the apartment. However, the tenant must promptly report any damages or maintenance issues to the landlord. Occupancy: The apartment is leased for the exclusive use of the tenant. Termination: Should the tenant decide to terminate the lease before its agreed-upon end date, a penalty equal to 50% of the remaining lease term will be applied. Landlord's Access: The landlord or property management may enter the apartment with reasonable notice to inspect the premises, make necessary repairs, or show the apartment to prospective tenants or buyers. Tenant Insurance: The tenant is encouraged to obtain renter's insurance to protect personal belongings in case of unforeseen events such as theft, fire, or natural disasters. Legal Jurisdiction: This lease agreement shall be governed by and construed in accordance with the laws of the state of Texas.
