My mother and myself are out of state currently and my mother deals with all deposits on my behalf. This is done along with having received the contractual letter of intent, prior signed by me, which will be emailed by Karen prior to the deposit. Our agent Karen is the only representation dealing with this home, (she is not a Realtor or broker), just our property agent whom we trust with all of our sales, as she manages our many property rentals, while we are living out of state. She will send an interested purchaser the contractual letter of intent (already signed by me), which states that the $17,000 is fully refundable, once the walk thru happens, if the individuals no longer want the home. However, it is also made clear that the seller will not give the notice to the tenants until the $17,000 is confirmed being received via bank cash deposit. Cash is the only thing allowed, not cashiers check, not bank wire, not check, not money order, CASH BILLS ONLY. I will at that point, once funds are confirmed to have been received, remove this listing. Following giving the notice to the tenants of the walk thru happening 72 hours later. If after the walk thru the purchaser still wants to move forward, then the real estate purchase contract will be signed and we will go thru title company to close. Closing will be on the 15th of August and home will be able to be possessed at that time. Closing costs and title fees will be paid by me, at closing and thru a title company. (PLEASE UNDERSTAND THAT THE TITLE COMPANY WILL NOT BE INVOLVED UNTIL AFTER THE WALK THRU COMMENCES AND PURCHASER AGREES TO THE FULL SALE, AND CLOSING PROCEEDS).
