    We will have a three bedroom townhome. Location: 30 97th Avenue NW Coon Rapids MN 55448 The townhome is currently occupied and we need to make arrangements with the current resident to show the townhomes This is a very large three bedroom plus a 700 sq. ft. loft which can be used as a bedroom or family room, plus a finished basement which can be used as a bedroom or family room, 2,600 sq. ft. total, , laundry with full sized washer and dryer, central air, 2 car attached garage, window blinds, cable (Satellite OK) and high speed Internet ready, and a large deck. Included in rent: sewer and water, trash removal. Renter pays gas for heat and hot water, and electric. Estimate of Utility cost. The townhomes were built with Structurally Insulated Panels (SIP s) including on the roof. They have double pane windows and are stacked for efficient heating and have a townhome on at least one side. Gas for heat and to heat the hot water: spring & summer $30; fall & winter $50-$100 Electric for lights, cooking and central air: spring & summer $90-100; fall & winter $75-$100 Security Deposit same as rent. Pets policy. Our cat policy requires $30 per cat per month additional rent and $500 refundable deposit. Our dog policy requires $50 per dog per month additional rent and $500 refundable deposit We find it beneficial if prospective residents provide some qualifying information. To be accepted we require that at least one head of household has a credit score of 600 for a standard deposit equal to one month s rent. Credit scores between 550 & 600 will be considered with a double deposit. No applicant can have a credit score of less than 550. We also require good stable income at 3.5 times the rent, no criminal history, and no Unlawful Detainers. Our complete rental criteria are on the last page of the application. We do not take Section 8. As a very small company we cannot deal with the extra paperwork and other requirements. We do not charge an application fee if you can show proof that your credit score is over 600 otherwise the application fee is $30 per adult. Go to Credit.com or Credit Karma and get a credit score indication for free. Both are completely free. There is no membership you will need to cancel later to avoid a monthly charge. The web site does not even require you register a credit card or bank account. We will use the Credit Karma score to not charge you an application fee. However we get a FICO score when we process your application and they may be different. We use the FICO score for accepting or denying applicants.
