Detached room for rent. 1. No loud or disruptive noise after 10 p.m. 2. No pets allowed. We have 3 outdoor cats on property. 3. You will be given one key. It is up to you to make a spare and hide a key somewhere for your safekeeping in the event of a lock out. There is a 50.00 charge if manager has to open your unit for you due to lock out. 4. Doing business of any kind out of your rental is forbidden. All business related activities or meeting of clients must occur off property. 6. No unannounced visitors allowed on property. * if you have friends and family coming to Maui. * All close friends or family coming to stay on the property must be cleared with property manager prior to their visit. * If you are a very social or party person this property is not for you. 7. Be mindful of loud talking on cell phones or between other persons. Go out and away from the close proximity of other tenants and units as a courtesy to your neighbors, car office is always a good choice. No loud televisions after 10p.m. Please employ headphones when possible. Also any lengthy or loud phone conversations please employ your car office or take a nice walk. Your consideration is greatly appreciated. 8. No alcohol allowed outside units or in common areas. 9. All tenants must keep there rooms, shared, and common areas as well as provided bathroom facilities clean and sanitary. Any tenant warned in writing of being un-tidy (3 times) will be served a termination of tenancy and forfeit all rents plus deposit. 10. New tenants will undergo background and or credit check, as well as provide bank statements or proof of ability to pay if needed. Please provide all necessary information to property manager. 11. One vehicle per tenant, must be registered in your name and parking is provided, there is off street parking for these units. $100.00 a month per extra vehicle, Manager must be able to move vehicle at any time. 12. No abuse of utilities. ALWAYS turn off all lights, and fans when not in units. This helps to keep the rents from going up. Any utility amount over the 12 month average for (Water & Electric) will be split evenly between tenants. A copy of the bill will be made available by manager in the event this happens. 13. Keep your unit and surrounding area clean and tidy. Some or all of deposit may be retained in the event that heavy cleaning or repainting is needed upon move out. 14. The unit and it's close proximity is to made known to you by property manager and designated as yours. No tresspassing outside your designated area into neighbors or managers area is allowed without prior consent. (Use cellphone and or text message to text or call manager if needed). 15. No borrowing of managers tools is allowed. (You are responsible for whatever items you may need in your unit). 16. All repair orders must be made known to the manager documented and approved by the landlord prior to work being done. All necessary repair orders must be made through e-mail. 17. Fraternizing with other tenants is not allowed unless agreeable. (In other words, No bothering a neighbors peace and quiet if not invited). 18. Must follow rules of recycling and dispose of all trash properly. All organic kitchen trash must be immediately discarded into the trash area. All wet, meat or other stinky trash must be walked out the trash receptacle immediately. All recyclables must be rinsed out. Cardboard folded and placed neatly in recycle area. Roadside trash pickup times are Tuesday and Friday mornings, so Monday & Thursday night trash should be roadside after 5pm. Trash buildup is not allowed. Tenant will incur a $50.00 charge for each case of unclean conditions if not fixed after manager has issued a warning, a termination of tenancy will be issued and all monies and deposit forfeited. 19. Manager may do a inspection of unit with 24 hour notice to tenant to gain access for inspection of cleanliness or needed repairs. This may occur any time, if deemed necessary by property manager. 20. If any problems or conflicts arise, (between tenants) do not talk with other tenants about anything. All mediation must be done through property manager and properly documented. 21. In some cases some amendments could be made to rental agreements. Failure to sign and abide by the amendments to rules will result in a termination of tenancy served by property manager. There is a $200 fee retained for early termination to help offset the cost of re-renting unit ahead of its lease period.
