This is one of the first AHS complete properties we have posted for sale here at LandAndGame.com. As our flagship property for what the Advanced Habitat System can truly produce on a small scale acreage, this 85 acre parcel has everything a mature whitetail needs to grow to his maximum potential. After 6 years of ownership and intense management, both my family and close teammates at LandAndGame have taken the over grown cattle farm and transformed it into a complete bowhunters paradise complete with a large and rustic cabin setting where our family has grown for the past several years. The property lies with it's North border along Willow creek which dumps into the Skunk River approximately 1/2 mile to the East. As a small property, and due in part to a fantastic neighboring partner, the complete AHS system has produced some of my largest bucks in recent years including 5 Boone and Crockett class animals from 173" to 220 1/2"! Developing both large and small properties into the ultimate sporting properties, customized for the owners is what our company has specialized in for several years. Although we are primarily real estate agents and members of the state Realtor's association, occassionally we will sell one of our own properties after bringing it to full maturity. Last year alone, this property yielded a 185" and a 220 1/2" gross whitetail that I was fortunate enough to harvest in early November and on one of the last days of December last year. The layout features 5 open to semi-open fields that have been completely renovated to include over 20+ acres of a variety of specific crop acres to keep mature bucks content on the property year round. Several creek bottoms, including a small, rock based waterfall converge and dump into the North border at willow creek. The view from the bluffs is absolutely breathtaking and provides not only multiple bedding benches and specialized bedding areas, but a continuous travel corridor for ranging bucks that occasionally pass through the property during the mid two weeks of November in search for estrous does. A highly sensitive bedding area has been established in the core of the property that is off limits year round, while the outlying creeek drainages allow for year round enjoyment chasing turkey, shed antlers, and Morel mushrooms in the spring time! As you can see from the pictures, an incredible amount of deer use the property, especially at this time of the year. But each year there are 3 to 4 bucks that call the property home and it is evident from the little bit of camera monitoring that we use that these bucks rarely leave the property. In some cases we have over 30 pictures throughout the season of the same bucks. Rarely are they caught across the entire farm, however. In most cases a property of this size is difficult to utilize it's raw elements in a manner that will consistently hold as many bucks over 4.5 as this property has proven. But, with a ton of sweat equity including specialized bedding construction, trail modification, timber reconstruction, plot layouts, fruit tree planting, and artificial scrape maintenance year round, I believe we know have this property molded to it's maximum production level. Naturally, we have multiple double sets on the property for filming and clips o the property and the whitetails featured on this property can be seen on The Industry TV show as well home features two levels including 4 bedrooms, a walk in double shower, tremendous closet space, custom woodwork and staircase, as well as custom cabinetry and stone work.
