    Nestled on a small 2+ acre lot at the bottom of a beautiful mountain is a peaceful, efficient, 2 bedroom home with oversized detached garage. The house is located within short driving distance of many Northeast Kingdom attractions. Less than minutes from beautiful Crystal Lake. 10 Minutes from ATV trails or snowmobile trails. 25 minutes from Burke Mountain and Kingdom Bike Trails. 45 minutes from Jay Peak. And only 7 minutes from Interstate 91 that can take you north through Newport to Canada or south to Massachusetts. Minimal traffic from great neighbors means that wildlife can be seen daily, to include deer, turkey, rabbit, ducks and the occasional bald eagle that lives on the cliffs near the lake. The house was first built in 2003. A new deck was built on the south side of the house in September of 2017. It offers a walk-in basement with a finished tile entryway and one bedroom. Both were added new in 2013. The second half of the basement offers a work bench, washer / dryer hookups, fuel tank (no need to worry about jelling fuel in the winter or purchasing treated fuel) and plenty of room for storage. There was a new hot water heater installed in January of 2018. The upstairs offers an open floor plan with the only two separated rooms being the main bedroom and the bathroom. The kitchen, dining and living room are all open and there are hardwood floors throughout. The bathroom was completely renovated in December of 2018. The renovation included a new bathtub/shower walls, new vanity, new flooring, new shower vent, along with freshly painted ceiling and walls. At the same time, all copper piping was replaced with PEX, a new water softener was installed along with a new in-line water filter. Heat is provided by an oil furnace. A private artesian well supplies plenty of fresh, clean water. The house is extremely efficient and heats up very quickly in the winter months. Average oil cost per year range from $1200-$1400, and that is while maintaining an average temperature of 70-75 degrees when I’m home. The detached garage provides incredible storage space for even the biggest of vehicles. This could include a boat, lifted trucks or jeeps, ATVs, motorcycles, snowmobiles or any number of things. Or make it into your personal workshop. The possibilities are endless. It measures 1200 square ft in size with a 300 square ft loft. The ceilings measure 14.5 feet in height. There are two 10x10 garage doors with a single door on the south entrance and a double door on the north side of the eastern wall. Piping for water was installed prior to the foundation being poured so that if there was ever a desire for running water inside there would be no need to drill through the floor. The garage has independent heat from the house in the form of a 150,000 BTU Modine propane furnace. A garage thermostat was installed that allows settings as low as 35 degrees. I have lived in the house for the past 13 years and really hate to leave the area, but the commute for work will soon be unrealistic and so it is time for someone else to enjoy the beauty that this hidden gem has to offer.
