Available for Immediate move in. Rental Criteria for Residency Before submitting your Rental Application, please read our screening criteria below. We abide by all federal and state fair housing laws and local landlord/tenant laws including those that prohibit discrimination against any person based on race, sex, religion, color, familial status, national origin, or disability. Occupancy Policy 1. Occupancy is based on the number of bedrooms in a unit. 2. Two persons are allowed per bedroom plus one for the entire unit. General Statements 1. All individuals, age 18 or older, residing in the unit are required to complete a rental application. 2. Each applicant will be required to qualify individually or per specific criteria areas. The denial of one applicant will result in the denial of the entire application. 3. A screening fee of $100 for individual applicants and $125.00 for married (joint) applicants will be charged for each individual living in the residence, age 18 or older. The screening fee is non-refundable. 4. Positive identification with government-issued picture ID will be required. 5. Inaccurate or falsified information will be grounds for denial of application. 6. Any applicant currently using illegal drugs will be denied. If approved for tenancy and later illegal drug use is confirmed, eviction shall result. 7. Any individual who may constitute a direct threat to the health and/or safety of others, the complex, or property of others will be denied. 8. We require complete, accurate and truthful information: Inaccurate or falsified information will be grounds for denying an application. If we later discover that you submitted substantially false information regarding a criminal conviction, after you became our tenant, we may terminate your tenancy. Income Requirements 1. Monthly income should be equal to (3) times the stated monthly rent. 2. Income must be from a verifiable, legal source. 3. Self-employed applicants will be required to show proof of income through copies of the previous year's tax return. 4. Six months of verifiable employment will be required if used as a source of income. Additional security deposit will apply if at current employment less than 3 months. Rental Criteria 1. Six (6) months of verifiable contractual rental history from a current third-party landlord or home ownership is required. Less than 12 months verifiable rental history or home ownership will require and additional security deposit. 2. Rental history reflecting past due and unpaid rent or unpaid utility bills, may result in denial of the application. 3. Rental history demonstrating documented disturbance complaints, property damage or noncompliance with rental agreement terms will result in denial of application. 4. Any breach of a lease or prior and pending eviction action that has not yet resulted in a dismissal or judgement in favor of the Applicant, at the time the application is submitted may result in denial of an application. Credit 1. A credit report will be completed on all applicants to verify account ratings. The result will be entered into a credit -scoring model, which determines applicant's eligibility to rent and security deposit level. Criminal Conviction Criteria Upon receipt of the rental application and screening fee, Agent shall conduct a search of public records to determine whether the applicant, or any proposed tenant has a "Conviction" (which means; charges pending as of the date of the application; a conviction; a guilty plea; or no contest plea), for any of the following crimes as provided in ORS 90.303(3): drug-related crime; person crime; sex offense; crime involving fraud, including identity theft and forgery; or any other crime if the conduct for which the applicant was convicted or is charged is of a nature that would adversely affect property of the landlord or a tenant or the health, safety or right of peaceful enjoyment of the premises of residents, the landlord or the landlord's agent. Agent will not consider a previous arrest that did not result in a Conviction or expunged records. If applicant, or any proposed occupant, has a Conviction in their past which would disqualify them under these criminal conviction criteria, and desired to submit additional information to Agent along with the application so Agent can engage in an individualized assessment, upon receipt of the results of the public records search and prior to a denial, applicant should do so. Otherwise, applicant may request the review process after denial. A single Conviction for any of the following, subject to the results of any review process, shall be grounds for denial of the Rental Application. 1. Felonies involving murder; manslaughter; arson; rape; kidnapping; child sex crimes; or manufacturing or distribution of a controlled substance. 2. Felonies not listed above involving: drug-related crime; person crime; sex offense; crime involving financial fraud; including identity theft and forgery; or any other crime if the conduct for which the applicant was convicted or is charged is of a nature that would adversely affect property of the landlord or a tenant or the health, safety or right of peaceful enjoyment of the premises of the residents, the landlord or the landlords agent, where the date of disposition has occurred in the last 7 years. 3. Misdemeanors involving drug related crimes, person crimes, sex offences, domestic violence, violation of a restraining order, stalking, weapons, criminal impersonation, possession of burglary tools, Financial fraud crimes, where the date of disposition has occurred in the last 5 years. 4. Misdemeanors not listed above involving: theft, criminal trespasses, criminal mischief, property crimes or any other crime if a conduct for which applicant was convicted or is charged is of a nature that would adversely affect property of the landlord or a tenant or the health safety or right of peaceful enjoyment of the premises of the residents, the landlord or the landlord's agent, where the date of disposition has occurred in the last 3 years. 5. Conviction of any crime that requires lifetime registration as a sex offender will result in a denial. Thank you for taking the time to review the rental criteria.
