1. Lease Term
This lease shall begin on January 20, 2025, and end on January 01, 2026, unless terminated earlier in accordance with this agreement. Upon expiration, the lease may be renewed or extended by mutual written agreement.
2. Rent Payment
The Tenant agrees to pay monthly rent in the amount of $2,500 to the Landlord. Rent is due on the [1st] day of each month. Payments should be made via electronically through Paypal or Zelle, if applicable.
3. Security Deposit
The Tenant agrees to pay a security deposit of $2,500 prior to occupying the premises. This deposit will be held by the Landlord and may be used for any damages or unpaid rent. 4. Late Fees and Grace Period

12. Governing Law
