This is a month to month contract although * we are looking for the perfect tenant to live in our loft for a long time*. The loft has an open plan, balcony view to Pershing Square, newly painted walls, new stained concrete floor, 8 foot entry door and exposed ceiling structure with contemporary light fixtures. The kitchen has wood cabinets, granite counter tops, heat/air conditioning unit, stainless steel kitchen appliances: electric stove/oven with storage drawer below, microwave with a range exhaust fan, refrigerator with a freezer and an under the counter dishwasher. The restroom has an over-sized bathtub with tile walls, ceramic floor and vanity cabinet and a compact/stacked washer and dryer.
PARKING AT THE BUILDING IS AN INDEPENDANT COST OF OUR LOFT.
The current on-site valet is $900.00 per car, self parking is $1,050, tandem self park is $1,500 and motorcycles are $350 and must be paid every quarter-January 1st, April 1, July 1 and October 1. Payable to " 5Th Street , L.L.C". The property manager will provide you with the remote control gate opener for $35 deposit.
SB Grand includes: 24-hour security with a controlled access entry, a rooftop pool, hot tub and sun deck. The fitness center and building laundry room with larger coin operated washers and dryers are located on the mezzanine level. There are trash chutes on each floor. The Metro entrance is adjacent of SB Grand.
Important- "Qualification Criteria for Renting" if we begin the Application Screening Process with you, we need to state up front we do not rent to anyone who has been previously evicted. We do not accept screen shots in exchange of filling out our "Application to Rent forms" or we do not accept a prepared copy with your past rental history, job history, etc. in exchange of filling out our applications. You must make 3 times the amount of our rent, 6 cancelled checks or receipts paid to your current landlord, a credit score of 700 or better. If you are interested in renting our Loft all the items on our "Qualification Criteria for Renting" must be submitted and our Rental Form must be 100 % completed before submitting it back to us. After visiting our loft you can take our application packet.
This lease is MONTH TO MONTH, No Co-signers, If you are interested, please contact me so we can chat and I can get to know you. It is very important to us to choose the right tenant. After our phone interview we can schedule a day for you to visit our loft and if you're interested I will give you an informational rental application. Each 18 year old must pay an administration fee of $62.00 includes a credit check and background check.
This loft is an open plan and big enough for a family of 2 adults and a child. The tenant must pay electricity, internet and provide us with the mandatory renters' insurance certificate before the move in date and must be renewed every year.
No smoking in the loft.
