Apartment in a cozy, old home that has 3 apartment units. Unit is currently under renovation with 3 rooms being repainted, new wood flooring going in two room, new sink fixtures, and 2 new light fixtures, and the kitchen is being modernised . The bright bedroom you see in photos is going to be completely be repainted a more natural color and the carpet is coming out and a wood floor is replacing it. Trust me I can't get rid of that bright red room fast enough . Take notice that the rent price INCLUDES ALL UTILITIES ( Electric, Natural Gas, Water, and Garbage pick) the rent DOES NOT INCLUDE Cable or satellite tv and it does NOT include internet service. Also, the tenant of the lower unit # 1 is responsible for shovelling the snow. It will be in the lease that as the tenant you either shovel the snow yourself or pay to have it done or it will invalidate the lease and require the tenant to move or be evicted. The tenant of the upstairs unit is responsible for the lawn being mowed. So as the lower unit tenant that is your responsibility for 3-4 months of the year, the upper u it tenants mowing responsibility is a 6-7 month commitment. Also, because the house has 3 units tenants must be respectful in regards to loud music, loud parties, and if you have a pet it needs to be a pet that will be nice to the other tenants. This ad is for the one bedroom lower unit. I have another ad for a 2 bedroom upper unit that will be ready , as it's currently being remodelled on Monday February 7th. The 3rd unit is a lower level studio and is already rented to a single male.
The house is only 3 blocks from downtown. It has a nice big corner lot. Again a cat or small dog (under 40 lbs) is allowed. I also do not care if you smoke cigarettes or weed BUT ONLY IN THE APARTMENT NOT IN THE COMMIN HALLWAY/STAIRCASE AREA. There is a 400.00 dollar refundable deposit fee and if you have a cat or dog there is an 80 dollar REFUNDABLE pet deposit fee you get returned at move out if the cat or dog has done no damage. The lease that the chosen tenant will sign will be a 12 month lease, this unit is available February 1st. If you move out before the 12 months is over ( unless you give me a 2 month notice) it will cause you to lose the 400.00 dollar deposit fee. I'm not an intrusive landlord , I rarely show up at the property, & I stay out of my tenants business. I am however very careful and very selective about the individuals I allow to rent from me. I've got 9 apartments and not once have I had a tenet miss a months rent and I don't know expect to get a tenant that allows that to happen now. I currently not only have this one bedroom for rent. There is also an ad on Zillow for the upstairs Unit also beginning February 7th. One month out of the year I do give each of my tenants a gift it's either a Walmart or Amazon Gift card, or notice that gives you the name of the month where I let you pay 100.00 dollars less than the normal rent amount. The gift is given to tenants after they have been with me for 6 months and made on time 1st of the month rental payments. Btw, all rent payments are REQUIRED TO BE DONE ELECTRONICALLY: you have 4 choices: 1) The Cash App, 2) Venmo, 3) Apple Pay, or 4) Zelle. No checks, cash , or credit or debit cards are accepted for rent payment.
