Walking distance to all schools. Crossing guards at all major intersections. Major foundation work was done this winter, and lawn restoration and stump removal will be done as soon as weather allows. Building permits pulled for all work done. During renovations no sign of mold or water damage anywhere. Extremely solid home. High end local carpenter sided and reroofed some years back. Really neat Charming Chicken coop or garden shed in back yard. It was a pigeon coop some time ago. 2 year craftsmanship warranty on foundation work and bathroom renovations. Steps on how to buy a home without a Realtor. First the offer. One can do this themselves with document downloaded online. This part is kinda hard with lots of dynamics to it. Or one can sit down with an attorney. In an hour so it can be done. Or one can ask the bank your working with on how to write an offer. So many people are there to help you with this. Costs of an offer with an attorney is about $300ish. From there if the offer is accepted then the signed offer can be given to you lender. They need this to get the ball rolling. If one choose a home inspector then they do their thing, your financial institution will then schedule an appraisal of the home. In some cases the appraiser is way more thorough than the home inspector. This is because the mortgage company wants to know if this is a solid home or not. All this is protecting you as the buyer and to protect the lender knowing it is a solid home. Once all this is done and the closing day happens we sit down with a title company. There are so many title companies in the county to choose from. Their job is to protect you from any liens and so much more about the home. Your lender can recommend one for you. The lender, home inspector, appraiser, title company are there to protect you as a buyer and answer all the question one might have. They are are all still there regardless if we have a realtor or not. Hope this helps.
