Failure to transfer or maintain utility services may be considered a material breach of this agreement. Tenant agrees to comply with all rules, regulations, Covenants, Conditions, and Restrictions (CC&Rs) of the Homeowners Association (HOA) governing the Premises. A copy of the CC&Rs will be provided to Tenant or made available for review. Tenant understands and agrees that any violation of the HOA rules or CC&Rs by Tenant, Tenant's guests, or invitees, which results in fines, penalties, or other charges assessed by the HOA, shall be the sole financial responsibility of the Tenant. Tenant shall reimburse Landlord for any such charges within 10 days of written notice. Failure to comply may be deemed a breach of this Rental Agreement and subject to further legal remedies, including termination of tenancy. Tenant shall not assign this Agreement, sublet the Premises, or any part thereof, or rent the Premises on a short-term basis, including but not limited to through platforms such as Airbnb, Vrbo, or similar services, without the prior written consent of Landlord, which may be withheld at Landlord's sole discretion. Any unauthorized subletting, assignment, or short-term rental shall constitute a material breach of this Agreement and may result in immediate termination of tenancy and/or legal action.
