    Available Oct 1 is a ~400 sq ft fully equipped in law studio with your own full kitchen w/ gas range and dishwasher and your own IN UNIT washer+dryer. $1,700 all-in (incl all utilities + internet). And although the studio will be very much your own private, quiet space, ideally we are looking for someone who would be interested in becoming our friend which would not only make life more fun, but would come with the benefit of being able to use our awesome yard that was built for entertaining including: a hot tub, two fire pits, dining area with intimate lighting, and BBQ. Internet We will share a connection. We pay for the best available and the router is directly above the studio so the wifi signal is actually stronger than what we get in most of the rest of the house. Zoom away! We don't have cable TV, but if you want to pay for it we can figure that out. Neighborhood/Location I LOVE it here. Can't overstate how convenient and central the location is: steps from Sprouts on Broadway, 0.4 miles to Whole Foods, 2 minute drive to get on 580, 1.0 mile to 19th Street BART, 1.0 mile walk to the Fox Theater in Uptown (with great restaurants and bars in between and more opening all the time), 1.1 mile walk to Grand Lake, 0.8 miles to Piedmont Ave. Uber/Lyft typically pick up in ~3 min. I also love that there is a bike lane in pretty much every direction (Broadway, Harrison, all around the lake). And yet even though this spot has it all, the block is magically quiet. It's ideally situated 1-2 blocks up a small hill between Broadway/Harrison with a creek providing a nice buffer. It's a real neighborhood people say hello to each other and stop to chat while walking their dogs. The Negative Parking isn't a nightmare, but it isn't great, especially in the evenings. If I have a full car I will unload first (no problem double parking on the slow local street), then it rarely takes more than 2-3 minutes to find a spot within 2-3 blocks. Just don't expect to find parking right in front of the house. Closet space may also have to be supplemented. There is 1 medium/large closet but if you have a lot of clothes expect to pick up a wardrobe/garment rack. You+Us (Bryan, Alannah and 2 cats) Our friends are many different ages, have many different careers, and many different interests we don't care what your interests are as long as you have some! I would say that we are "extremely chill and hard to bother". Our work schedules are probably the only potential compatibility issue: I get up for work every M-F at 5:30am and go to sleep consistently on weeknights at 10:00pm sharp. So some limit on subwoofer levels on weeknights. We are both extremely active. We go out of town ~50% of weekends. Bryan works in finance, plays ice hockey, loves to snowboard in the winter and kitesurf in the summer. Alannah works in advertising, also snowboards, practices yoga, and loves cats. We go to Burning Man and so do many of our friends and family. We both fire dance, including in the back yard, so hope you like our music! (don't worry, we go to sleep early on weekdays).
