If u wish to smoke U must do so outside away from the entrance, smoking material must be in a proper container provided by Tenant and disposed of in the trash weekly. No burning candles due to fire danger. All stair wells and entryways must be kept clear of debris There is a closet in the back hall for your use. You may store a Bicycle in basement. You will have designated off street parking No blocking the driveway. Your company must park in the street. There are Recycle bins and trash bins provided by Landlord which must be kept clean. All recycles must be cleaned before disposing in bins according to the rules of recycle. Town Trash bags and taking your trash out to the street every week is your responsibility. I will provide a cart to be wheeled to the street with all trash from all apartments after bagged. No changes to the apartment may be made without consent of the Landlord. If there are changes made without Landlord permission The tenant will pay to have the changes made to put it back to the prior condition. If damages occur from your Guests, or your Pet if allowed, you will be responsible for the cost incurred for repairs. Quiet Time is Between 10 pm and 6 am there is an ordinance in the town. I thank you in advance. There are solar lights installed on the property please do not leave outside lights on, so as to conserve energy and cost. Please be diligent about shutting off lights when you're not in the room. Thank You Again. This helps to defer costs. Please feel free to report any problems in and on the property to me ASAP. Landlord lives on first floor with 4 small pets. All gates must remain closed. Tenants will be responsible for removal of snow from the Deck and steps. All other removal will be the Landlord's, except for clearing around your vehicle. Shovels will be provided. It is the Tenants responsibility to clean the hallway to your apartment just as you would inside, vacuum, wash or sweep. Air conditioning is the responsibility of the Tenant all unites must be standup portable unites with a limit of 2/ 8000 BTU. There will be a $50.00 monthly charge from April to September for air conditioning use. If the season requires more use or less use the charge will be adjusted accordingly. The lease will be month to month. First and Last when u move in. No security deposit is required. There will be pictures taken before you move in. Pictures taken again after you move out as proof of any repairs to be made. The cost of repairs caused by the tenant will be billed to the Tenant. Landlord reserves the right to inspect the Apartment on a monthly basis for repair and cleanliness with a notice. Any abuse of Alcohol or drugs will be reason to terminate the Tenants. No Sublease allowed. Guest may not stay for more than 4 days. There will be an adjustment increase if someone else moves in and that person must provide income, credit and background check. Some pets can be allowed. with approval by the Landlord If pets are approved by the Landlord, it will be the Tenants responsibly to clean up on a daily basis after your pet messes. No grills on the deck. If you Have a grill U may put it on the Ground floor at the bottom of the stairs. Unless approved by the Landlord.
