Lease Term The lease shall be for a minimum duration of two (2) years, beginning on __________ and ending on __________. - This lease may not be terminated early except as permitted by Arkansas law or by written agreement of both parties. 2. Rent - Rent is due on or before the ___ day of each month. - Rent must be paid in full without demand. - If rent is not paid by the 5th day of the month, a late fee of $100 will be assessed. - An additional $10 per day will be charged for each day rent remains unpaid until paid in full. - Late fees will be assessed as allowed by Arkansas law. 3. Security Deposit A security deposit of $1,700 is required prior to move-in. - The security deposit may not be used as last month's rent. - The deposit will be returned after move-out, subject to inspection. - Deductions may be made for damages beyond normal wear and tear, unpaid rent, late fees, or other lease violations, as permitted by law. 4. Utilities & Services The tenant is responsible for paying all utilities and services, including but not limited to: Electricity Water Sewer Internet Trash and recycling services 5. Lawn Care & Exterior Maintenance - The tenant is responsible for caring for and maintaining the lawn and yard, including mowing and general upkeep. - Snow removal will not be provided by the landlord and is the tenant's responsibility. 6. Maintenance & Repairs - The tenant is responsible for any damages caused by negligence, misuse, or failure to properly care for the property. - The landlord will provide HVAC air filters monthly. - Termite inspection will be covered by the landlord for the first year only. After the first year, the tenant is responsible for maintaining annual termite inspections. 7. Alterations & Improvements - The tenant must obtain prior written approval from the landlord before making any alterations or improvements to the property, including but not limited to: - Painting walls - Installing shelves, fixtures, or hardware - Altering the interior or exterior of the home - Unauthorized alterations may be required to be removed at the tenant's expense. 8. Use & Occupancy - The property shall be used as a private residence only. - Occupancy is limited to no more than two (2) persons per bedroom/room. - No unauthorized occupants may reside at the property without prior written approval from the landlord. - No subleasing or assignment of this lease is permitted under any circumstances. 9. Smoking & Pets - No smoking is allowed anywhere on the property. - No pets are allowed under any circumstances unless otherwise agreed to in writing. 10. Lease Violations & Default - If the tenant fails to pay rent or otherwise violates lease terms, the landlord may issue a 10-day notice to vacate, as permitted by Arkansas law. - Failure to vacate after notice may result in court eviction proceedings, including possible recovery of legal costs where allowed by law. 11. Parking & Vehicles - Parking is limited to a maximum of four (4) vehicles total on the property at any time. - Vehicles must be operable, properly registered, and in compliance with local laws. - No inoperable, unregistered, or commercial vehicles may be stored on the property. - Vehicles must be parked only in designated or approved areas and may not block driveways, sidewalks, or access points. - The landlord is not responsible for damage, theft, or loss of vehicles parked on the property. - Violation of parking rules may be considered a lease violation and subject to enforcement under this lease. 12. Condition of Property - The tenant agrees to keep the property in a clean, safe, and habitable condition. - Upon move-out, the tenant shall return the property in substantially the same condition as received, excluding normal wear and tear. 13. Governing Law - This lease shall be governed by and construed in accordance with the laws of the State of Arkansas.
