All tenants, whether with or without pets, must complete a pet screening at a pet screening site to be determined by the landlord and submit the results to the landlord with their application for each pet. Tenants with pets must provide a $500 non-refundable deposit at the time of application for each pet. Tenants are responsible for maintaining the safety of their pet(s) and retrieval of pet yard waste. **Utilities** Tenant is responsible for all utilities, including gas, electric, water, trash/sewer, and internet. Rent includes yard care. **Financial Terms** Security Deposit: 1.5x Rent is due at signing. First Month's Rent: Due at signing. Rent Payment: Due on the 1st of each month. Late Fee: Rent is considered late if not paid by the 5th of each month. A $50 late fee will be applied. **Occupancy** All authorized occupants must be listed on the application. All adults aged 18 and older must complete a background check. Sub-leasing is not permitted. **Maintenance** Tenant is responsible for maintaining: - Batteries for smoke detectors and carbon monoxide detectors. - HVAC filters (replaced every 3 months). - Refrigerator water filter (replaced when indicated). Tenant is responsible for notifying the landlord of necessary repairs via email and phone within 24 hours. **References** References (excluding family and friends) must be included with the application. Ability to demonstrate 3 consecutive months of employment through employer employment verification and/or pay stubs. **Lease Term** The lease term is 12 months. **Renewal and Notice** Tenant must indicate whether they intend to renew the lease or provide a notice to vacate within 60 days of the lease expiration to the landlord by email. **Property Visits** Landlord will notify the tenant of property visits for inspection or repairs with at least 12 hours' notice. The landlord reserves access to the unit for these purposes. **Move-In, Periodic, and Move-Out Inspections** Tenant must complete a move-in inspection report and provide it to the landlord within the first 3 days of moving in. The landlord will conduct a periodic inspection four months before the lease end date to evaluate the condition of the property for required repairs and lease renewal exploration. The landlord will conduct a move-out inspection within 3 days of the tenant moving out and provide the results related to the security deposit.
