1 bd/1 bath (450+ sq ft) single wide mobile home with pleasant view on shared 40 acres in Valley Center. Rural, yet only 20 minutes to I-15. Includes small storage shed with washer/dryer hook up only (propane or electric). Small yard with large deck. 1-2 pets ok but no fenced yard. Please be a respectful and quiet tenant. $1,450/mo. 12 month lease and after that we can go month to month, if you prefer not to sign a new lease. We prefer a single occupant, due to the small septic tank and living space. Water heater, space heater & stove/oven is all on propane (and dryer if you have a propane dryer). The propane tank is now full and tenant is responsible for refilling. Typically once to twice a year it needs to be refilled. Propane company charges about $600 each time. Water and electricity is not included. Negatives are the property has limited cell service. The only service that seems to work without WiFi calling is #1.) Cricket and #2.) AT&T. For some reason Verizon & Team Mobile is terrible out here. We have a lot of coyotes so we recommend leashing your dog/cat or keep it indoors. Finally, mice are always a problem but only if you leave out pet food and that includes inside the unit. They will chew right threw the walls over time. As per CA law, tenant is responsible for any future infestation that may occur. Utilities not included, no cigarettes, no illegal drugs, first month rent + security deposit due immediately.
