Our townhouse is at the quiet end of Resort Villa. It faces south-east, and the living/dining area and the screened patio (with an electric grill) overlooks the first hole of the Fazio course. It has easy access to the tennis, pool. and work-out Sports Complex and an easy walk to the hotel and Pro Shop. Golf membership includes access to five golf courses (including the "Champ" where the Honda Classic is played), NO GREENS FEES, only cart fees, 5 day advance tee times, available on the internet, access to the private Members Club, (dining and social activities), discounts for dining and at the pro shop, free access to the Spa, tennis courts, fitness center and the hotel with its enormous pool. The home was freshly painted this summer, with ceramic tile floors throughout and newly carpeted stairway, a fully equipped kitchen, abundant linens and towels, and laundry and cleaning supplies for your convenience. Internet, wireless printer, and flat screen TVs in the living area and bedrooms, which currently includes Comcast Preferred XF Double Play with Showtime, HBO, and a VCR. (Different promotions may be in place during the season, but we always provide more than basic service). The bedrooms are upstairs. The Master bedroom has a spacious seating area, private bath with double sinks, tub and walk-in shower. The guest rooms have a queen bed and a "high-rise" that can be used as two twins, or a queen, with a "Jack and Jill" bathroom. The two car garage is attached and there are two additional spaces in the driveway, as well as guest spaces in the complex. There is also a pool within the complex. Two month minimum rental required for January - March, 2017. Rate is $7500/month January - March, 2017, or $8500/month with a full family golf membership. Tenant pays an additional transfer fee directly to PGA golf. (Membership benefits are described below). Additional fees include 12% Florida sales and Palm Beach Development tax, POA application fee (currenty $25) and a credit check ($35 through Zillow), exit cleaning fee (varies, but typically is $150), a refundable damage deposit of $1500, due with signed lease. Remainder of the rent due 30 days prior to occupancy. Cancellation within 60 days of the lease will be considered on a "case by case" basis. Rental amount varies with time of year and if golf membership is desired. Utilities up to $150/month are included in rent. Resort Villas requires a one month minimum rental.
