QUIET HOURS
Quiet hours begin at 8:00 PM each night and continue until 8:00 AM. During quiet hours, no music should be played, and all audio must be kept at a minimum level out of respect for surrounding residents.
OCCUPANTS
The total number of individuals staying on the Premises during the Lease Term shall not exceed the number authorized by the Host. If more than the authorized number of guests are found on the Premises without the Host's consent, this Agreement may be terminated immediately by the Host.
NO PARTIES ALLOWED
Guests are strictly prohibited from hosting parties or large gatherings on the Premises. Any violation will be grounds for immediate termination of this Agreement with no refund.
SMOKING POLICY
Smoking on the Premises is strictly prohibited.
SUBLETTING
The Guest does not have the right to sublet the Premises.
INSPECTION
The Host may inspect the Premises with prior notice in accordance with State law. Should the Guest violate any terms of this Agreement, the rental period may be terminated immediately under State law. The Guest waives all rights to due process if they fail to vacate the Premises upon termination. The Guest shall vacate the Premises at the expiration date and time of this Agreement.
MAINTENANCE AND REPAIRS
The Guest shall maintain the Premises in good and clean condition and leave it in a ready-to-rent state at the end of the Agreement. "Ready-to-rent" is defined by the Host as being immediately habitable by the next Guest. The Guest shall pay for maintenance and repairs if the Premises are left in lesser condition. The Host may deduct such costs from the Security Deposit prior to refunding any remaining balance.
TRASH
All trash shall be placed at the street on Thursday evening.
QUIET ENJOYMENT
The Guest, along with neighbors, shall enjoy each other's company in a quiet and respectful manner. Guests are expected to behave civilly and be good neighbors. Large gatherings, parties, or disturbances are strictly prohibited and will result in immediate termination of this Agreement.
HOST'S LIABILITY
The Guest and their guests hereby indemnify and hold harmless the Host against any claims of personal injury, property damage, or loss arising from the use of the Premises. The Guest acknowledges that any insurance maintained by the Host does not cover personal property of Guests; Guests are encouraged to obtain their own insurance if desired.
USE OF PREMISES
The Premises shall be used for residential purposes only. Commercial activities, including the sale of products or services, are not permitted.
ILLEGAL ACTIVITY
The Guest shall use the Premises only for legal purposes. Any illicit activity including drug use, verbal or physical abuse, or illegal sexual behavior will result in immediate termination of this Agreement with no refund.
POSSESSIONS
Personal items left on the Premises are the responsibility of the Guest. The Host will make reasonable efforts to return items. Unclaimed items after two (2) weeks or the State's required time period may be retained, sold, or used by the Host.
GOVERNING LAW
This Agreement shall be governed by the laws of the jurisdiction where the Premises are located.
BACKGROUND DOCUMENTS
A copy of the Guest's ID must be provided and match the name on the reservation. Any inconsistencies may result in denied access to the apartment.
SECURITY CAMERAS
Tampering with security cameras in public areas is illegal and will result in criminal charges.
FIRE EXIT POLICY
Fire exits are strictly for emergency use. Guests may not use fire exits for entry, exit, storage, or leisure. Violations may result in immediate termination of the reservation without refund and possible removal from the Premises.
