The basement features TWO rec rooms, one of which has an egress door and is very large. This room is historically outfitted for older kids or college students, with rugs laid over the concrete floor, and features a full bathroom. The second rec room is wonderful for storage, and there is a separate laundry/utilities area. This unit comes with all appliances, including a dishwasher and an in-unit, private washer/dryer (new as of 2020). Two slab parking spots in the alley available. Street parking is ample, and a parking pass is $40 (to the city) for the calendar year. Both units responsible for all heavy snow removal - duplex tenants will share responsibility for shoveling (front walk, walk to slabs, and slab parking). Also raking in the fall. ** ** Primary w/ private bath & walk in closet - 11.5 * 10 Second bedroom - 10.5 * 10.5 Third Bedroom/office - 8.5 * 8.5 Basement rec room with egress door - 22 * 24 Application instructions: PROVIDE AS MUCH INFO AS POSSIBLE - including recent rental properties, proof of income (required before touring the unit as it is occupied). WHOLE group over 18 years must apply!! For EACH adult, I require a State ID, Employer(manager or HR) contact, and recent landlord contacts with full address and contact information. Tenant must provide proof of renters insurance. Insurance has a restricted list for dogs. I require tenants to show new, updated proof of renters insurance upon moving in. Lease holders MUST bring in a minimum of 3x rent in monthly income. 12 month lease available starting June 01, 2025. June 15th is also an option. Landlord pays for sewage/water (refer to lease for details). Tenants responsible for gas/electric/internet. Tenants to share snow/ice removal and raking. Both Units responsible for heavy snow removal for whole property. NO GARAGE - Slab parking (2 cars) in alley. All adults over 18 MUST be listed on the application. If you do not apply via this site or are from out of state, up to a $50 fee may apply for your application ($25 credit check / $25 out of state background check). Security deposit = one month's rent ($2300) NO restricted breed dogs. Extra half-month ($1150) security deposit PER animal, and extra monthly rent of ($25 a month for each pet). Property is not fenced, and therefore dogs MUST be walked on leash. Check in sheet will be provide and must be completed and given to the landlord within the 1st week of moving in. Check out sheet will be completed by landlord upon move-out. NO STORAGE allowed in laundry area. Tenants must provide updated proof of rental insurance upon moving in.
