Resident shall use reasonable diligence in care of the premises, and shall not paint, paper, redecorate, or make any alterations of the property or fixtures without consent of owners. Nor shall he remove owners' fixtures, furniture, etc. for any purpose.
Any failure by resident to pay rent when due, or perform any term thereof shall at the option of the owner, terminate all rights of residents hereunder. In event the resident is absent from premises for a period of 5 consecutive days, while in default, resident shall be deemed to have abandoned the premises and any property left shall be considered abandoned and may be disposed of by owner as he sees fit. All property on the premises is hereby subject to a lien in favor of owner, for payment of all sums due. In the event that owner shall prevail in any legal action brought by either party to enforce the terms hereof or relating to the premises, owner shall be entitled to all costs incurred in connection with such action, including a reasonable attorney fee.
Owner shall not be liable for any damage or injury to resident, any other person or to any property occurring on the premises, or any part thereof, or in common areas thereof, and resident agrees to hold owner harmless from any claim for damages no matter how caused.
RESIDENT AGREES THAT THE CONDUCT OF HIMSELF, HIS FAMILY, AND GUEST SHALL NEVER BE DISORDERLY, BOISTEROUS, OR UNLAWFUL, AND SHALL NOT DISTURB THE RIGHTS, COMFORTS, AND CONVENIENCES OF OTHERS.
