Ten minutes to Downtown Franklin. 25 minutes to Nashville. 22+ minimum stay. Prescreening/background check, lease, deposit and pet fee $150, cleaning fee $250 are required. Contact property owner for more details. -Fully furnished home, medium term lease. Deposit(s), fees and first month's rent required prior to stay and tenant prescreening rental application including background check required prior to approval. Here is a list of terms that are included in the lease but not limited to the following: -Utilities cap at $100. Owner will pay utilities up to $100, any amount after that is the responsibility of the tenant. - $250 cleaning fee -$150 pet fee -No trash shall be left anywhere on the exterior of property other than in designated trash bins. Trash bins must be placed in front of the house for weekly disposal by city and returned to the designated trash bin area on the exterior of the property. -There is a recycling bin (please read instructions on bin about what can be recycled) all trash goes in the trash bins in the exterior of the house. Ensure all trash is bagged and not loosely thrown out. -Batteries, lightbulbs and locksmith costs are the responsibility of the tenant. That includes purchasing and replacing batteries and lightbulbs and any cost for locksmith services. -Landlord/owner, landlord/owner representative has the right to enter the property with 24 hour notice per Tennessee law. -The entire property is available to the tenant with the exception of a locked hallway closet. -Please be mindful, respectful, and courteous of all others, at all times including neighbors. -No unannounced or unapproved visitors are allowed two or more consecutive days without owner approval. -No parties are allowed under any circumstances. -Do not leave children or minors unattended or unsupervised. -No smoking of any kind or vaping allowed on the property. -No illegal substances at any time are allowed on the property. -Take care not to stain towels or linens. Stains not reported upon check in will be administered a stain fee for special treatment and additional washing. -If furniture must be rearranged, please do so carefully, and then place it back in its original location. -Please immediately report any damaged or broken items. Tenant is required to pay for damages that exceed the security deposit. -Thoroughly wash all used dishes, pots, pans, and utensils. -The only pets allowed are dogs (breed approval required), they must be crated at all times while the owner is away. They must stay off of all furniture including sofa, chairs, beds and tables. Leash walked, picked up after. The guest is responsible for immediately reporting and paying for any damage caused beyond pet deposit. All grooming and flea and tick protocols must be current before check in and maintained throughout your stay.
