    Will cooperate with Buyer's Agent. This house will be vacant Aug 1st with nearly new carpet and paint and in move-in condition. The property address is 3016 N Ventura Road. Zillow pulls up the wrong house if you put the N in the address. My home is by the 101 freeway at Oxnard BLVD exit and is a short walking distance to The Collection at River Park Shopping Center that offers Whole Foods, Cinemas, Yard House, Lassens Steak House and more great restaurants and stores! Easy access to 101 Freeway! Forest Park is the cross street with Ventura Road. 3010 N Ventura Road is the best comparable closed sale because it closed in April at $505K, has the exact square footage and is in the same building as the one I am selling. It had 5 bedrooms without a loft and mine has 4 bed rooms with a loft instead of a 5th bedroom. The buyer paid cash to get this price and had to paint, repair, and replace carpet before moving in. My town home has just been completely painted and new carpet has been installed a year ago. My handyman replaced or repaired all damaged or worn items in the home. It looks Sharp. I spent over $13K doing that work. My house has an unusually large grassy area in front that makes it very attractive. A new technology oriented school is being built across the street. 4 bedrooms. 3 bathrooms. Warm tones and dark cabinets with Swiss Coffee paint. We even painted the garage. The house will be vacant Aug 1. Tenants are being transferred out of state. I have limited availability to travel to Oxnard and show the house, but, tenants will show it. Please familiarize yourself with the neighborhood, drive by the property, know that it looks sharp and clean and new and neutral inside. If seriously interested, and pre-qualified with your lender, call me and I will arrange a showing.
