Seeking tenant(s) to rent home. Home is available beginning September 1, 2025.
The Home:
It is less than a mile from CU (near Baseline and Broadway), across the street from thousands of acres of open space trails leading into the Flatirons, central to the 36, and close to bus stops. The home has a total of five beds, two baths, and a storage room. One of the bathrooms is currently under construction, so in the interim there will be one decent sized bathroom. Living space includes the living room, kitchen, and laundry room all with full accessibility. The home also has a relatively large fenced in back yard (it's a clean slate for gardening if that's your thing)!
The Rooms:
There are two rooms on the upper level of the home. They both have carpet, a closet, and good natural lighting. They are approximately 130 sq. ft. These rooms are shown in the video and photos 1 & 2.
There are three rooms on the lower level of the home. They all have hardwood flooring, a closet, and good natural lighting. One is approximately 140 sq. ft. and the other two are approximately 100 sq. ft. These rooms are shown in photos 3-6.
The sixth room is on the lower level of the home. It has carpet, a closet, and good natural lighting. It is approximately 80 sq. ft. It has historically been used as a storage room, but could be used as a bedroom or office.
RENTAL OPTIONS:
Option 1: Rent Individual Room(s)
For this option, the common areas of the home will come furnished (this includes the living room - couch, coffee table, tv, tv console, & piano. The kitchen - kitchen ware such as plates, utensils, cups, pots/pans, bakeware, appliances, etc. The dining area - dining table. The laundry room - washer & dryer, & some extra storage shelving units).
Pricing:
The two rooms on the upper level are $675 each per month.
The two 100 sq. ft. rooms on the lower level are $625 each per month.
The 140 sq. ft. room on the lower level is $650 per month.
Once the second bathroom construction is complete, the rent will increase by $100 per month for each bedroom. This will likely be finished in October 2025, with an increase in November 2025.
Utilities & Security Deposit:
Utilities are separate from the monthly rent.
Security deposit is equal to one month's rent.
Pets:
No pets will be allowed. This is a non-negotiable, unless the home is rented as "option 2".
Option 2: Rent Entire Home
For this option, the common areas of the home *can* be furnished or not. If you move forward with the furnished option, it will include the living room - couch, coffee table, tv, tv console, & piano. The kitchen - kitchen ware such as plates, utensils, cups, pots/pans, bakeware, appliances, etc. The dining area - dining table. The laundry room - washer & dryer, & some extra storage shelving units.
You are welcome to rent the entire home as one individual person, a group of people, or a family unit.
Pricing:
$3,250 per month.
Once the second bathroom construction is complete, the rent will increase to $3,750 per month. This will likely be finished in October 2025, with an increase in November 2025.
Utilities & Security Deposit:
Utilities will be place in the tenant(s) name(s).
Security deposit is equal to one month's rent.
Pets:
Pets are allowed on a case-by-case basis.
