Water is provided -Is the deposit refundable? -Yes the deposit is fully refundable assuming no damage to the property outside of normal wear and tear -Who is responsible for repairs? -If damage is caused by the tenant, the tenant must pay for repairs (cannot repair themselves unless authorized). If the damage is not the tenant's fault, then the cost of repair is on the landlord -When is rent due? -Rent is due on the 1st of every month. Move in month will be pro-rated -Can I have pets -Pets are evaluated on a case by case basis. Would need to discuss with the owner. If pets are permitted, there is a non-refundable 300 dollar deposit per pet -Are appliances included -Kitchen appliances are. washer and dryer is not and would need to be provided by tenant if desired. Hook ups are available -Do I need to do my own lawn care? -At this time each tenant is responsible for their lawn care, however the owner may choose to assume this responsibility in the future and their discretion (no additional cost would be due) -What is your drug policy? -Any illegal activity on the property is subject to immediate termination of the lease -Can I run a business out of the property? -You cannot run a business that stores equipment or has foot traffic coming or going from the property. If you simply work from home or have the property as a mailing address for a business that is acceptable -Are there any dog breeds you would not accept? -Any dog breeds that are typically on the "dangerous" breed list are not allowed due to insurance -Do I need to carry renter's insurance? -It is highly recommended, however it is at your discretion. In the case of an issue, the landlord is responsible for repairing the property, but not your personal property. We encourage you to protect your assets, but leave that to you -Is the property in an HOA? -It is not
