This unit has relatively new appliances - the stove, range hood, washer, and dryer are all 2 years old. The window in the kitchen is just 6 months old and ready to keep you warm this winter. The laundry is not shared - your washer is in the basement, and your dryer is in the pantry beside the bathroom. The basement has a locked storage space exclusive to you at no cost. Our neighbors are great, and living on a dead end is quiet and peaceful. The landlord (me) lives above you, cares about maintaining and building up the property, and is home often to help assist with any questions or issues.
I typically offer a six-month lease to accommodate changing circumstances for tenants. However, I'm happy to offer a one-year lease for applicants participating in programs that require it, such as HomeBASE or RAFT.

Tenant pays for their electric and heat via Holyoke Gas & Electric. Tenant also pays for their wifi.
Landlord pays for water, sewer, and trash pickup.
Tenant and landlord are responsible for bringing their respective trash and shared recycling bins to the street. (One recycling bin is for plastic, tin, and glass, the other is for paper products.)
Some pets may be considered (small animals, cats meeting certain terms) and written into the lease as an exception to our no-pet policy on a case by case basis.
Credit and background checks must be completed and paid for by applicant on Zillow. Those with credit above 700, have solid rental references, and a stable income of 2.5x monthly rent are prioritized.
No smoking inside or on the porch. Shared (seasonal) patio area, anywhere else outside, and the garage are approved smoking areas.
Tenant has the option of (a) parking first car in the left side of the garage, and second car in the space in front of the shed, OR (b) parking first car in the right side of the garage, and second car on the street.
Tenants coming and going 9pm to 9am will be responsible for laying salt for ice/snow during those hours. Shovels will also always be provided during those hours. Otherwise, the landlord is responsible for snow removal.
I would be happy to provide an excerpt of my actual lease in regards to any questions you may have about policies. These lease excerpts are NOT legal documents, nor to be signed and returned to me. The entire lease will be provided in full when appropriate.
Lease is 6 months, you may be given the option to renew or go month-to-month after. Renters insurance is recommended but not required. First, last, and security required upon move in ($4800 total.)
