    What's special

NO FEE. Really beautiful, big (1,000 sq. ft.) 7-room, floor-through apartment (5 rooms + kitchen and bath) on 2nd floor of owner-occupied, limestone home on East 10th St., a tree-lined block in PROSPECT PARK SOUTH. We're just around the corner from the park's Parade Grounds, Tennis Center, and Kensington horse-riding stables, and minutes walk to the lake and ice-skating rink in PROSPECT PARK. Freshly painted apartment includes heat and hot water, dishwasher, quartz kitchen countertop, pressed tin ceiling in kitchen, hardwood floors throughout with a parquet floor in one of the large rooms, high ceilings, and beautiful original woodwork in this 96 year-old building. There are bay windows in the front and back rooms, allowing direct sunlight to stream in the back room in the morning and the front room in the afternoon. THIS IS A NON-SMOKING HOME/BUILDING. Tenant pays own electricity and gas bills. The rent is $2,400 per month, with one month's rent and security to start. There is NO AGENT OR AGENT'S FEE. Good credit and stable income are required, as are references. TRANSPORTATION: We are conveniently located between the Q/B trains at Church Ave. and the F/G trains at Fort Hamilton Parkway. Each is about an 8-10 minute walk. We also have buses (the B35, B68, B16 and B103) and an express bus nearby, that takes you to Manhattan in 20 minutes during rush hours. We will offer a video tour if you are interested, and we can have a zoom call to chat. We are being very very careful with Covid around. We are both licensed Creative Arts Therapists. We have lived here for about 21 years. Since we live in the house, we are very responsive when things come up. This neighborhood is nestled between Windsor Terrace, Kensington, and Ditmas Park, all within walking distance for a variety of destinations. We are around the corner from restaurants and cafes, which for the most part are still open for delivery, takeout, and outdoor seating (Lark, Wheated, AM Thai, Das Pioneer, La Loba Cantina, Hinterlands Bar, etc...). A few minutes farther will take you to Werkstatt, a German/Viennese restaurant that New York Magazine's Grub Street column has declared serves "the city's greatest pretzel"! It is mouth-watering. We're also a 10-15 minute walk from Cortelyou Rd., where there are more cafes, restaurants and bars (Sycamore, Castello Plan, The Farm on Adderley, Mimi's Hummus, Purple Yam, Bar Chord for the live jazz enthusiast...etc, etc), 3 health-food stores, lots of grocery options, wine stores, a Sunday farmers' market, and a library. Another 10-minute walk towards Kensington or Windsor Terrace will take you to more: another library, the adorable neighborhood Food Coop, Hamilton's, Brancaccio's, Juice Box wine store, and a classic bar called Shenanigan's, where they host a queer Karaoke night on Mondays. At least they did before Covid hit. A 5-minute bus ride or 20-minute walk north along Prospect Park West will bring you to a Wednesday and Sunday farmers' market and the multi-faceted, multi-plex movie theater called the Nighthawk Cinema Park Slope, where you can be served a chic meal/coffee during the movie or in their cafe/bar...that is, before the pandemic hit. We look forward to their re-opening when it is safe. The apartment's garden view becomes more lush as spring turns into summer and fall. And for even bigger, grander views, Prospect Park is just one long-block's walk away. While your gym is closed due to Covid, you can exercise in the park by walking, jogging, running, biking, and even doing pull-ups on their pull-up bars. And of course there's a playground for children close by. You can also feed the ducks and swans in the lake, ride paddle-boats on the lake, and watch the sunset over the lake. *Pets are on a case-by-case basis. Cats and well-trained dogs are okay. Please note: We do not want to be contacted by real estate brokers.
