There is an garage-accessible attic, remote and wall panel garage door opener. Lawn mowing will be made available for small additional cost - or if you have access to a mower and weedeater, you may do it yourself. Currently no pets allowed. This house is within the walk-zone of 2 elementary schools (Harp & Linda Childers Knapp) and 1 middle school. It is also less than 2 miles of 1 junior high and the Don Tyson School of Innovation. Rent is $1200/month with a 1 year contact unless otherwise agreed upon. A deposit of $1000 is due at contract signing. If move-in date is not on the 1st of the month, rent will be prorated. Absolutely no smoking allowed. 2 car garage, 2 car driveway. Please keep road parking to a minimal (2 max) for daily use as a courtesy. Many families in this neighborhood have 2-4 cars depending on family size and also need to utilize the road this way. Note: neighborhood is very family-friendly, with many houses having family get-togethers and celebrations regularly during the weekend. Sometimes this makes road parking difficult, FYI. It is recommended that you park in the driveway or garage if you have room. Renter is responsible for all utility cost, change of account name/connection/deposits. Property does have access to OzarksGo internet and is recommended. There is a utility box in the back that serves as the house, and surrounding houses box. Utility workers WILL access the back yard to take readings without notice. A water main access is in the front yard, near the light pole. Utility workers WILL access this main without notice. Average monthly utility cost from past: Ozarks Electric: electricity $60-$160 (seasonal), internet: $50-100 Black Hills Gas (heat): $38-45 on levelized billing Springdale Water Utilities (& Waste/recycling): $40-$70 dependent on seasonal usage Yard Maintenance: there are 2 options. If you have access to a mower and trimmer, you may opt to maintain the yard on your own. If you do not or do not wish to maintain the yard yourself, a lawn service will be provided at a minimum fee and will be serviced 2x per month during grass months (spring-fall). With verbal permission, you may use the front planting areas for plants of your own such as flowers, herbs, etc. Garden plots in the back yard will also be considered upon request - we are pro-garden(!) but would like to approve your plans first please. We ask that you do not host absolute ragers at this house. We understand small parties and gatherings, but due to this being a family oriented neighborhood, keeping it simple is preferred. As in, please no destructive 100 person bangers. It is requested that if you abide by the Springdale noise ordinance laws of 10pm - in other words, move speakers inside after 10 if possible. :) If you break something - or something breaks on its own, please contact us. Things happen. We will work to get something repaired or replaced. If a utility issue occurs (leaks, etc) please communicate with us right away. This is your responsibility. Getting issues like this fixed/replaced is ours.
