Average monthly utility cost from past: Ozarks Electric: electricity $60-$160 (seasonal), internet: $50-100 Black Hills Gas (heat): $38-45 on levelized billing Springdale Water Utilities (& Waste/recycling): $40-$70 dependent on seasonal usage Yard Maintenance: there are 2 options. If you have access to a mower and trimmer, you may opt to maintain the yard on your own. If you do not or do not wish to maintain the yard yourself, a lawn service will be provided at a minimum fee and will be serviced 2x per month during grass months (spring-fall). With verbal permission, you may use the front planting areas for plants of your own such as flowers, herbs, etc. Garden plots in the back yard will also be considered upon request - we are pro-garden(!) but would like to approve your plans first please. We ask that you do not host absolute ragers at this house. We understand small parties and gatherings, but due to this being a family oriented neighborhood, keeping it simple is preferred. As in, please no destructive 100 person bangers. It is requested that if you abide by the Springdale noise ordinance laws of 10pm - in other words, move speakers inside after 10 if possible. :) If you break something - or something breaks on its own, please contact us. Things happen. We will work to get something repaired or replaced. If a utility issue occurs (leaks, etc) please communicate with us right away. This is your responsibility. Getting issues like this fixed/replaced is ours.
