Property & Lease Rules -
Lease Terms: 12 month lease with option to renew.
Rent is due on the 1st of every month with a 4-day grace period. Rent is considered Late as of 12:01AM on the 5th of the month.
Late Fees: $100 late fee for late rent.
NSF Fees: $50 NSF fee for any returned checks/payments.
Occupancy Limits: Only those on the lease, guests over 14-days must get written approval from owners.
Renter's Insurance: Tenants are required to obtain and maintain liability coverage and provide proof annually.
No Subleasing or Airbnb: Absolutely no subleasing or short term renting the house.
Maintenance & Cleanliness -
Landscape: Front Landscaping is provided by the HOA. Back landscaping is tenants responsibility.
Maintenance requests: Please text, call or email owners immediately for any maintenance concerns. Even if you are unaware of what might be going on. Please always notify us.
No alterations without prior written approval.
Pest Prevention: Please keep property clean and report issues immediately. Tenant may be liable if caused by neglect.

Parking -

Smoking & Drug Use -
No smoking inside the unit or within 10 ft of the home.
Illegal Substances: Zero tolerance for illegal activity - cause for immediate eviction.
Inspection & Access -
Notice before entry: Oregon law requires 24-hour written notice except in emergencies.
Annual/Bi-annual Inspections: Landlord will schedule with proper notice to check condition of property.
Noise & Neighbor Relations -
Quiet Hours: 10P - 7A all days of the week.
Disturbances: No loud music, parties, or nuisance behavior that affects neighbors.
Move-in/Out Protocol
We will provide a move in checklist for you to complete within 5-business days of move-in to document any damages to avoid being charged come move out. Additionally, we will take very thorough move in and out photos to have side by side comparison to ensure you aren't charged for anything that was previously there.
Deposit Return Timeline: Within 31-days of move out, we will issue you your refundable security deposit less any charges for damages. This will include an itemized list of deductions.
