My husband and I have a recently renovated basement we are renting out. It has a shared entrance, but the entire basement is private with a keyed entry. It includes 2 bedrooms, 1 bathroom, kitchen, laundry, and living room. Washer/dryer included. High-speed internet with separate router for basement use. We have a large hot tub and backyard with entertaining space available for use with scheduling. Utilities are $300/month, including the high-speed internet. It's a great neighborhood close to multiple parks and downtown American Fork. Two minutes from freeway entrance. No pets allowed. If interested, there is a $45 background/credit check for each adult wanting to move in. We don't have a specified lease term, we're open for however long our current tenant needs. Security deposit is 75% refundable upon move-out dependent on damages. There is one parking spot on the driveway and additional parking on the street in front of the house. We do have 3 dogs that occupy the main floor and yard of the house that tenant would be required to interact with since it's a shared entrance to the basement. We do have some allergies so there's no smoking/vaping in the home as well as no continued use of perfumes/fragrances including air fresheners and essential oil diffusers. There are other rules but they're all geared around mutual trust and respect. I can provide a copy of our rental agreement to anyone if interested.
