This property is a summer weekly rental that is also available for a short term 6-8 month winter lease (October-May). It is not available as a monthly year-round property. This recently renovated, fully furnished, 3 bedroom, 2-1/2 bath home is situated on a 1.7 acre lot with frontage on scenic Simmons Pond in West Hyannis, adjacent to the village of Hyannis Port. A long, winding driveway leads to the property, which offers a tranquil, private oasis with sunset views over the pond. The house is just minutes away from several beautiful beaches situated on the warm waters of Nantucket Sound, as well as lively Main Street in downtown Hyannis, which offers extensive shopping and dining options. Newly refinished hardwood floors shine throughout the house, and central AC keeps guests cool on those hot days. The first floor features a fully stocked kitchen/dining area with granite counters and professional grade gas range/grill. A half bath also houses a washer/dryer for added convenience. A large living room with gas fireplace offers plenty of comfortable seating to relax with a book or watch your favorite shows on the 55'' LED Smart TV. The living room opens onto a large, screened-in porch overlooking the pond and offers additional dining and gathering space. All three bedrooms are on the second floor. The master bedroom has a queen bed and en suite bathroom. Enjoy your morning coffee or yoga routine on the spacious master balcony overlooking tranquil Simmons pond. Two additional guest bedrooms (one queen, one with two twin beds) and another full bath with tub/shower complete the second floor. The large, fenced in backyard is a great space for kids and dogs (dog door access from porch). Or enjoy a cool night around the front-yard fire pit. Beach chairs, umbrella, coolers and sand toys are provided. Linens - including bedsheets, bath and beach towels are NOT provided. We do not accept cats but will consider 1 (only) well-behaved dog. West Hyannis is centrally located on Cape Cod. The warm water beaches of Nantucket Sound - including Craigville Beach, Long Beach, Keyes Memorial Beach, Kalmus Park Beach, Veterans Beach, and Eugenia Fortes Beach - are all within an easy 1.5-2.0 mile drive. Main Street in downtown Hyannis is minutes away and boasts tons of great restaurants with outdoor seating, eclectic shops, and a fun, outdoor nightlife during the warm summer months. Catch a concert at the nearby Melody Tent just 3/4 mile up the street. Or, plan a day trip to Nantucket or Martha's Vineyard via the high speed ferry that leaves from Hyannis harbor. Golfing, kayaking, whale watching, fishing, sunset cruises, lighthouse tours, parasailing, jet skiing, sanctuary walks, bird watching, mini-golf, waterparks, and museums (including the JFK Museum on Main St and the Whydah Pirate Museum in Yarmouth), are all at your doorstep. Weekly summer rentals (currently September 2022 availability, $2,600-$3,000/wk): Utilities included in price. Guests also pay a $250 one-time cleaning fee, as well as Barnstable/State lodging taxes of 14.45% for stays less than 32 days. Off-season, rentals (Oct 7-May 1) are $3,200/month. Renter pays utilities, including water, gas (heat and hot water), electric, and internet, and a one-time cleaning fee of $250. Homeowner pays for trash and snow removal from driveway when in excess of 8". Well-behaved dogs are allowed with owner approval - pet owners must sign a pet addendum in addition to the lease. Dogs are not allowed in the furniture, including beds, and must be crated or contained to the kitchen when left alone in the house. Renters have use of the 2-car garage; a maximum of 4 cars are allowed on the property. We have a strict No Smoking policy. There is absolutely no smoking in the house or on the grounds of the property.
