1 Rent and Fees
Monthly rent is $2,090, due on the 1st.
A late fee of $40 applies after the 5th.
2 Security Deposit
Deposit equals one month's rent.
Returned in full if the home is left clean and undamaged, apart from normal wear.
3 Utilities
Tenant must place electric, water, trash, and internet in their own name by move-in day.
Utilities must stay active for the entire lease.
4 Lawn and Outside Care
Tenant mows, edges, waters, weeds, and trims shrubs.
Tenant is responsible for any city or HOA fines related to yard upkeep.
5 Everyday Upkeep
Tenant replaces light bulbs, air-filters, and smoke-alarm batteries.
Tenant keeps the home clean, pest-free, and in good order.
6 Repairs
Landlord pays for normal-wear repairs that cost more than $250.
Tenant pays for repairs $250 or less and for any damage caused by tenant, guests, or pets.
Tenant must report problems promptly.
7 No Smoking
Smoking or vaping is not allowed inside the house, garage, or screened porch.
8 Pets
Pets are allowed with a one-time, non-refundable fee of $75 per pet, due before move-in.
Tenant is responsible for any damage or extra cleaning caused by pets.
9 Alterations
No painting, satellite dishes, or major changes without written permission.
10 Entry
Landlord will give at least 12 hours' notice before entering, except in emergencies.
11 Insurance
Tenant must keep renter's insurance with at least $100,000 liability coverage.
12 End of Lease
Tenant gives 60 days' notice before moving out at term end.
On move-out, return keys/remotes and leave the home broom-clean.
Carpets must be professionally cleaned; provide the receipt.
13 Early Termination
If Tenant ends the lease early, they owe an early-termination fee equal to two months' rent unless rent is paid until a new tenant starts.
14 Rules and Laws
Tenant must follow all HOA rules and local laws.
Violations may result in fees or eviction.
