Credit report and processing fee (nonrefundable) is $35 + any applicable tax fee for each applicant. We will let you know, when and how to pay for it. 8. FICO 650 + 9. Provide proof of income, at least 3 times the amount of the rent. If employed, please provide at least 3 months of paycheck stubs and the last 3 months of bank statements with proof of funds. -If self-employed, please provide last 2-years of tax-returned and 6-months of bank statements (showing income). - Other source of income, please provide a letter of explanation with proof of income. 10. Tent pays ALL UTILITIES (electricity, gas, trash) and maintains yard. We currently have a gardener that charges $100 a month which you can take over if you would like. 11. Copy of valid ID and social for each applicant. 12. Stable job history for each applicant (if applicable). 13. Pets allowed 14. No smoking 15. Rental insurance is required. Please send proof as soon as lease is signed. 16. No waterbeds. 17. To release keys, utilities must be transferred to tenant's name prior to move-in date. On individual basis, other documentation may be required to process your application.
