AT THE TIME WE RENTED THE PROPERTY, WE HAD NOT YET FINISHED GETTING BACK TO EVERYONE. #1 GENERAL INFO: This is a modern, light-filled junior 1-bedroom English basement apartment in a beautiful, large, modern home on a very quiet street just 2 blocks from Connecticut Ave -- your own private apartment with its own outside entrance and private parking. You will have no hallways in a noisy large apartment building, no roommates, no endless searching for street parking, no sharing of a washer-dryer , etc. Minimum one-year lease, available approximately August 5, 2024. Past tenants have loved this place and stayed for multiple years! #2 APARTMENT DESCRIPTION (see photos below). The apartment is about 600 sq. ft. with high ceilings (8 ft. to 9 ft) and good natural light from windows different from many English basement apartments. The bedroom area is separated from the rest of the apartment by a 6-foot-high privacy architectural wall -- so it has an open feel, but also privacy. There is a small living room area, separate eating area, and a clean modern bathroom with sink, toilet, cabinets, and combined tub/shower. The kitchen and eating areas are tiled with high-grade Italian ceramic tile, and the living room and bedroom are carpeted. There's good closet space and good storage areas, and your own dedicated washer-dryer in the apartment utility room. A small private outdoor area provides space for you to put your own BBQ and even a table-for-two. Also, the apartment is AVAILABLE UNFURNISHED OR PARTIALLY FURNISHED -- basic kitchen utensils and dishes, wooden dining table and 2 chairs, bedroom dresser, full-sized platform bed, etc. (but you need your own mattress). #3 NEIGHBORHOOD. We are in the Forest Hills neighborhood of NW DC on a quiet, tree-lined street (see picture below), but just 2 blocks from Connecticut Ave NW and a short walk to the Van Ness / UDC Red Line Metro station for easy rail (or car or bus) access to AU or downtown DC or nearby Maryland. Also just 2 blocks from the Soapstone Valley running /hiking trail in Rock Creek Park. Walk less than 10 minutes to Giant Food, Golds Gym, cleaners, restaurants, banks, nice public tennis courts, etc: the convenience of DC, but not the hustle-bustle of a crowded, noisy, trafficked street. One prior tenant said, "I'm only 2 blocks from Connecticut Ave, but it feels like I'm in the country". #4 WHAT DOES THE RENT INCLUDE? The rent also include hi-speed FIOS wireless internet, all utilities (reasonable electric, water and gas use), and your own designated off-street parking just 30 feet from the apartment entry, and your own washer-dryer -- these extras could cost $250-$300 per month in other apartments. We have a small non-refundable move-in fee/move-out cleaning fee due when the lease is signed, plus a security deposit. #5 WHY IS THE RENT ONLY $1,495? We travel a lot, so we're looking for a reliable tenant who takes pride in living in a neat, clean, quiet, relaxing environment maximizing our rent is NOT our goal. But if you listen to loud music or loud TV, or if you smoke on the property, or if you like to be "under the influence", or if you expect a lot of guests in-and-out, then this rental is not for you. Finally, preference is given to a tenant who almost never cooks -- we want to avoid food aromas that drift from the apartment to the upstairs part of the house (of course it's perfect if you prefer salads, sandwiches, cereals, yogurts, etc. and you can add a small outdoor BBQ for cooking). #6 SHOWING THE APARTMENT AND AVAILABILITY: We will show the apartment by APPOINTMENT ONLY after we have a good phone call with you to talk about the things in item #7 below. #7 INFORMATION REQUESTED. When we call you, we'll talk about some of the following things below -- OR you can give us this information when you send us an initial email: (i) your contact info (name, email address and phone number) (ii) your desired move-in date (or range of dates, if flexible) (iii) where are you living now and why do you want to move (iv) do you want to rent partially furnished or completely unfurnished (v) Do you have a car and will you use it daily/off-and-on/rarely, etc (vi) would you like optional maid service (bi-weekly or twice monthly)? (preference for renter who wants maid service) (vii) how often do you cook indoors (with oven, range, skillet, etc) and what types of meals? (viii) how often do you think you'll be away from the apartment overnight (for work or pleasure)? (ix) if you become the tenant, and assuming that you really like living here, what do you think is the maximum amount of time you'd continue to rent (1 yr? 18 mos? 2 yrs? etc) (x) whatever other background info about yourself that you CHOOSE to share at this time, such as what you're looking for in an apartment (and what you want to avoid), how long you've been living or working in DC, or any other info you'd like us to know SORRY, NO SMOKERS AND NO PETS (owners have pet allergies).
