    This "Raised Beach" home was constructed in 2001. Forty three 20' pilings were jetted into the ground 10' deep spaced approximately 10' apart to create the foundation. Only the best materials available were used. The entire exterior is wrapped with a variety of "James Hardie" products and painted with Sherwin Williams "Duration" paint. The great room has a vaulted and beamed ceiling with a fireplace and built in cabinetry and concealed wet bar/refrigerator. The kitchen has been upgraded to top of the line "Kitchenaid Stainless" appliances. There is a separate undercounter ice machine. Counter tops are "Corian" with a tile backsplash and the raised bar has a custom wood top to match the floor.The cabinets are custom made from BaileyCabinet in Atlanta. All drawers have full extensions for easy access and there are rollouts where appropriate. All ceilings are all greater than nine (9) feet. Bathrooms - All bathrooms have full tile, cast iron tubs/showers with tile to 7' above floor. All tubs have high quality sliding doors and "Speakman" valves. All bath vanities have separate hot & cold faucetts, undermount porcelain sinks with Alabama marble tops.The vanity cabinets are "raised" with wall mounted bevel framed mirrors above. Porches - Upper level porch floors are covered with clear treated pine. Copper flashing completes the weatherproofing where the floor joins the house. Porch ceilings are covered with tongue & groove vinyl bead board for easy maintenance. Evterior crown molding is vinyl. Screened dining area is easily rescreened from the inside and has been recently re-screened. HVAC - All (2) air conditioners/heat pumps have been replaced ithin the last 24 months. The top floor air handler is recent. There are electric heat strips in both air handlers for cold days when the heat pumps loose efficiency. There are units for each floor with digital thermostats. Units have been designed for optimal efficiency and ease of maintenance. All rooms have ceiling fans as well as 3 fans on the waterside porch for a total of nine(9). Electrical - 400 amp service with extra space for pool & elevator. Ample switches, outlets and lighting throughout. a 100 amp Electrical Service runs from the house to the private boatslip at the marina which powers the boat lift and can provide shore power for your yacht. A plus feature is that you only have one meter controlling all electrical service resulting in significant savings. Landscape lighting - separate low voltage lighting for the front and rear yards and walkways. Irrigation System - low flow drip type system has never exceeded the minimum water bill when home is vacant. Timer is located in equipment room. Landscaping - designed to be low maintenance with native plants and no grass. Wetland was delineated by the Army corp of engineers prior to building. Elevation of lot was raised approximately3-5' prior to construction so that rising salt water would not impact landscaping.
