Oh, you want a turret [like a castle] well, 2928 W 35th Ave has one of those too Situated on the bike route, its just 0.5 miles to Spuntino, Patzcuaro's & Park Burger three of the many amazing restaurants/hang-outs on 32nd in LoHi. Its only 0.6 miles to Highland Square (32nd Ave's amazing shops and restaurants in West Highlands at Lowell). And, it's easily car-commutable to any part of the City, being nearby to I-25, Speer & Federal and I-70. With three bedrooms and two baths, it'd be a very good three-housemate option. Each of the main floor bedrooms are wide enough to accommodate a king-sized bed which is a bit unusual in these older neighborhoods. The long basement bedroom, with an egress window, will accommodate bedroom furniture and a big desk. The kitchen is oh-so functional and beautiful too. The kitchen has such a cool breakfast nook that's a turret!! Recognizing that some are Costco shoppers and others want to keep a lot of drinks on-hard, there is an extra fridge in the basement. The basement also has a laundry room, with washer and dryer included. And, in the room where the boiler and water heater are located, there is some additional storage [with shelves]. The outdoor living spaces are pretty wonderful for a human or for a pup. These days, now that 35th Ave is a legit bike route, it's not uncommon to see more bikes roll-by than cars. Dog walkers are friendly. The back yard is fully-fenced with a 6' cedar fence. The back yard has two patio areas. One on the east side, near the back kitchen door. The other, is shaded, under a cork tree and a peach tree (that makes great peaches). There is a tuck-under attached garage that has direct access into the basement. There is also a driveway outside the garage for additional off-street parking. Street parking and alley parking are an easy option as well. Please note that the detached garage in the back of the back yard seen in a couple photos is not included with the rental only the attached garage. It has gas-powered radiant baseboard heat [which is amazing, and you'll never want anything else after having it]. There is also an A/C system and high efficiency heat pump for the main floor. If you and/or your housemates are public school teachers, social workers, non-profit sector, I'll do a $100/month discount per person (up to $300/month total discount). Managing expectations here: Are you an "old house person"? Or, are you a "luxury apartment dweller"? They're not the same. The kitchen and main-floor bathroom in this home have a look much like a gorgeous new $1.8m townhome but, it is an old house with some old house quirks an example is that the washer discharges into the laundry sink (very common in these older homes), some of the windows are a bit grumpy and some of the wonderful 88-year old interior doors may not latch as easily as a new door. If there is a problem with the heat as an example, the landlord will get on that right-away, but will not be addressing 'old house quirks'. The landlord is responsible for maintenance of the sprinkler system, but not yard maintenance nor snow removal. The yards are in very good condition and they need to stay that way. Note that the water bill [paid by resident] often increases from about $60/month to $110/month in the summertime The more than two-decade owner/landlord of this home is a licensed real estate broker in the State of CO (required to disclose that). The last tenants lived here February 2019 until very recently. The 2018 tenants were part of the Regis University one-year intensive nursing program and here only a year and then back to the states where they were from. The residents before them were here 2012-2018. The point here is that people love this home and tend to stay a long time. Looking for a 9-11 month lease.
