Assigned Schools Shiloh Point Elementary Piney Grove Middle South Forsyth High 1. Tenant should be paying 1 month rent as caution deposit to Homeowner within a week of signing the lease agreement. Homeowner is entitled to return the caution deposit to Tenant within thirty (30) days of the expiration or earlier termination of the Term of this lease, provided, however, Homeowner may use the Security Deposit to cure any defaults of Tenant or to reimburse Homeowner for expenses of repairing, restoring or cleaning the leased property. In the event all or any portion of the Security Deposit remains after paying for such items, the remaining amount shall be promptly returned to Tenant 2. Tenant is not entitled to sub-lease any part of the property 3. Tenant is expected to maintain the property cleanly and return the property without any damage / pending repairs when the lease expires or prematurely ended by tenant 4.Tenant is responsible for the monthly trash pickup expenses (As per HOA negotiation with trash pickup vendor, its currently #35 per month) 5. Tenant is responsible to transfer Gas, electricity , Water & Sewer under their name on the lease start date as homeowner will be disconnecting these services a day before the lease start date 6. The lease contract will be for 12 months. If the tenant wishes to break the lease before the 12-month term is completed, they must pay the remaining rent for the rest of the lease period. 7. Home owner is entitled for a yearly rent increase of the property when the lease expires after 12 months in case tenant wants to renew the lease agreement 8. Homeowner is providing a fridge , Washer & Dryer but any repairs, maintenance on these appliances will be the tenant's responsibility. 9. Pets are not allowed 10. Pest control will be renter's responsibility
