APPLICATION PROCESS An application, background and credit check are required for each person age 18 and older. Renter's insurance is required. We provide an affordable option, if needed. All applicants, with or without pets are to comply with our pet policy. CREDIT Applicants and co-signers must have acceptable credit rating. INCOME GUIDELINES Applicants should be on their job/field for 6 months and gross at least 3 times the monthly rent amount. Applicants may combine incomes/other sources to qualify. All income must be verifiable. If job and income cannot be verified or if self-employed, pay stubs and/or previous year income tax filing must be submitted. RESIDENCY REQUIREMENTS Applicant(s) should have a minimum of 6 months rental history / mortgage history. Evictions, breach of lease, or outstanding past due balances to previous landlords will not be considered. AGE REQUIREMENTS Applicants under the age of 21 will need a co-signer or guarantor to be considered. RESTRICTIONS No smoking, no marijuana plants. BANKRUPTCIES All bankruptcies must be discharged to be considered. Bankruptcies must be at least one year old and good credit established since filing bankruptcy. All applicants with a bankruptcy under one year old must have a qualified cosigner with good credit and current income. IF ANY of the above criteria cannot be met, a co-signer or a guarantor MAY be considered. RESERVATION POLICY Once approved as a tenant, a security deposit and first month's will be due when the lease is signed to reserve the unit. Most pets allowed. Because this is a four-plex with other tenants, some pets may be refused. No smoking allowed. Tenant pays utility company directly for electricity. There is an additional monthly utility fee of $85 which includes water, sewer and trash. For pet owners, there is a $250 pet deposit, and an additional monthly pet fee calculated by a third-party company. Deposit and first month's rent is required when the lease is signed.
