RESIDENCY REQUIREMENTS Applicant(s) should have a minimum of 6 months rental history / mortgage history. Evictions, breach of lease, or outstanding past due balances to previous landlords will not be considered. AGE REQUIREMENTS Applicants under the age of 21 will need a co-signer or guarantor to be considered. RESTRICTIONS No smoking, no marijuana plants. BANKRUPTCIES All bankruptcies must be discharged to be considered. Bankruptcies must be at least one year old and good credit established since filing bankruptcy. All applicants with a bankruptcy under one year old must have a qualified cosigner with good credit and current income. IF ANY of the above criteria cannot be met, a co-signer or a guarantor MAY be considered. RESERVATION POLICY Once approved as a tenant, a security deposit and first month's will be due when the lease is signed to reserve the unit.
