BED BUGS INSPECTION: Tenants during his tenure will need to perform Bed bug inspections at least once a year and at the time of completion or termination of agreement. 7. VENT CLEANING: Tenants during his tenure will need to perform Vent cleaning at least once a year and at the time of completion or termination of agreement. This is a mandate for fire safety. 8. HOA FEES: Tenant is not liable to pay the HOA fees. Landlord will pay the HOA fees and has no binding towards this agreement. 9. HVAC: Landlord will have yearly maintenance for the HVAC unit for Heater and Air conditioner. Tenant to co-operate with the maintenance schedules. Tenant is not liable to any payments towards Maintenance. 10. APPLIANCES: Home comes with a Over the range microware, stove range, Refrigerator, Dishwasher , Washer & Dryer all in working condition. Tenant will maintain the appliance with care. It is expected that on vacating the home, all appliances are maintained in the same state as it were prior to renting. 11. SMOKING POLICY: Home is smoking prohibited. If violated, Landlord shall have the right to terminate this Agreement at any time by providing 3 days' written notice to the Tenant along with non-return of any deposits and dues.
