    Newly painted walls, Appliances There (Dishwasher, Laundry, Fridge, Stove) Central Air Rent: The monthly rent for the Premises is $3,600.00, payable to Anni Mercedes on the first day of each month. Security Deposit: The Tenant has paid an initial deposit of $3,600.00, representing the first month's rent. This deposit shall assure that the tenant performs all of the tenant's obligations under this lease. If the landlord collects any additional security deposit, it shall not exceed 10 percent of the current security deposit annually. Utilities: The Tenant shall pay all monthly utility bills for electricity, heating, and air conditioning, as furnished to the Premises and metered separately. The Landlord agrees to furnish reasonably hot and cold water and reasonable heat during the regular heating season in accordance with applicable laws. Possession of Premises: The Landlord shall deliver full possession of the Premises to the Tenant on _______, free of all occupants and personal property, except as otherwise agreed. If the Landlord is unable to deliver possession on this date, the Tenant's obligation to pay rent shall commence when possession is delivered. Maintenance & Repairs: The Tenant shall maintain the Premises in a clean and sanitary condition. The Landlord shall maintain and repair all fixtures, equipment, and appliances. The Tenant shall not make alterations without the Landlord's prior written consent. Termination: Either party may terminate this Agreement with 30 days written notice. If the Landlord is unable to give possession of the Property to the tenant on the start date or fails to do so within 30 days, then the tenant may terminate this lease by giving notice to the landlord. General Provisions: This Agreement shall be governed by the laws of the State of New Jersey. All notices under this Agreement shall be in writing and sent to the party's address above. The Landlord acknowledges that provisions of applicable law forbid reprisals against any Tenant for seeking to assert his/her legal rights. Lead-Based Paint Disclosure: The Premises was built before 1978. Lead-based paint may be present. The Tenant acknowledges receipt of information about lead-based paint hazards in the dwelling. Utilities: The Tenant shall pay all monthly utility bills for electricity, heating, and air conditioning, as furnished to the Premises and metered separately. The Landlord agrees to furnish reasonably hot and cold water and reasonable heat during the regular heating season in accordance with applicable laws. Maintenance & Repairs: The Tenant shall maintain the Premises in a clean and sanitary condition. The Landlord shall maintain and repair all fixtures, equipment, and appliances. The Tenant shall not make alterations without the Landlord's prior written consent. Alterations and Repairs: The Tenant shall not paint or make other alterations to the Premises without the Landlord's prior written consent. Any alterations made with the Landlord's approval become the property of the Landlord upon termination of this Agreement. Parking: A designated parking space is provided to the Tenant at the Tenant's sole risk; the Landlord shall not be responsible for any damage, loss, or theft of any vehicle or items on or stored within the vehicle. Pets: The Tenant may not bring any pets onto the Premises nor permit any to remain at the Premises without the written consent of the Landlord. Fire & Casualty: If the Premises or any common area providing necessary access to the Premises are damaged by fire or other casualty to a degree that materially interferes with the Tenant's use of the Premises, the Landlord may choose to terminate this Agreement. If not terminated, the rent shall abate until the Premises are restored. If the Premises are not restored within a reasonable time, the Tenant may terminate the agreement. Insurance: The Tenant is encouraged to maintain a renter's insurance policy to cover personal property against risks such as fire or theft. Entry & Inspection: The Landlord or their agent may enter the Premises at reasonable times with reasonable notice for inspections, repairs, or to show the Premises to prospective buyers or tenants. In emergencies, or if repair is urgently needed, the Landlord may enter without prior notice. Breach & Abandonment: If the Tenant fails to comply with any term of this Agreement, the Landlord may provide a written Notice to Quit. Continual breach may lead to termination of the lease and possible legal action for recovery of owed rents and damages. Indemnification: The Tenant agrees to indemnify and hold the Landlord harmless from any claims for damages no matter how caused, except for those caused by the Landlord's negligence or unlawful act.
