1. Welcome & General Information:
Welcome to The Oasis at Castle Cliff! I'm glad you've chosen this home for your stay. This peaceful, pet-friendly, and fully furnished 3-bedroom, 2.5-bath end-unit townhome overlooks the Paint Branch stream valley and surrounding woods and is a true retreat. The main and upper levels are yours to enjoy. The walkout basement is owner-occupied; there is no shared interior access. Please treat the home with care and reach out if you have any questions. 2. House Layout:
Your rental includes the main level and upper level of this end-unit townhome. Main level: entryway, living room with fireplace, dining area with breakfast bar, fully equipped kitchen, half bath, in-unit washer/dryer, and furnished deck accessible via sliding doors. Upper level: master bedroom with en-suite bath and workspace (standing desk with ergonomic chair), two additional guest bedrooms, and full hallway bath. The walkout basement is a separate private residence and not part of your rental.
3. Utilities:
Rent includes utilities (electric/gas monthly; water quarterly) up to stated caps, with overages billed as additional rent. Rent also includes high-speed internet, biweekly cleaning, and one designated parking space.
Utility Caps:
- Electricity: up to $250/month
- Gas: up to $150/month
- Water: up to $350/quarter
Anything over those caps is billed to the tenant as additional rent the following month.
4. Pets
A maximum of 2 pets are permitted for a monthly pet rent of $299 per pet in addition to the base monthly rent.
5. Smoking:
Non-smoking. No smoking is allowed on the property.
6. Household Supplies
A new refrigerator water filter installed prior to move-in, trash bags/liners, laundry detergent, dish soap, sponge, dishwasher pods (if applicable), all-purpose cleaner/disinfecting wipes, hand soap, toilet paper, paper towels, sealed travel-size toiletry kit(s), one set of clean bed sheets per bed, and bath towels. Kitchen starters include coffee (with filters if applicable), herbal tea bags, cereal, cooking oil, salt, pepper, and basic food storage supplies (foil/plastic wrap and zip-top bags). Tenants are responsible for replenishing all consumables during their stay. No ongoing restocking is provided.
7. Occupancy:
A maximum of 6 occupants.
8. Guests
Guests are welcome, but total occupancy may not exceed the stated maximum of 6 at any time. Overnight guests are permitted for up to 7 consecutive nights and no more than 14 total nights in any 6-month period without prior written approval. Requests beyond these limits must be made at least 48 hours in advance and may require screening and/or an added-occupant addendum. Tenants are responsible for guests' conduct and any damages. No parties or events. No subletting or short-term rentals (Airbnb/Vrbo, etc.). Unauthorized long-term guests or repeated violations may be treated as a lease violation.
9. Kitchen
Fully equipped with pots, pans, dishes, glassware, utensils, a coffee maker, a toaster, and basic cooking tools. Appliances include a refrigerator, stove/oven, microwave, dishwasher, and garbage disposal. Please clean up after use wipe counters and stovetop, and avoid leaving food out to prevent pests. Run the dishwasher as needed and do not overload it. Garbage disposal: run water while using, and do not put grease/oil, bones, fibrous foods (e.g., celery/onion skins), or large amounts of food down the disposal. Dispose of trash promptly. Report any appliance or plumbing issues immediately.
10. Appliances
Thermostat: Tenant may adjust within 70 75 F for your comfort. Please keep windows/doors closed while HVAC is running. Do not set below/above this range or run heat/AC with windows open.
Washer/Dryer: LG WashTower stacked unit on the main level. Please clean the dryer lint trap after each load and avoid overloading.
Dishwasher: Use dishwasher pods only. Scrape food into the trash before loading and avoid overloading.
Garbage disposal: Run cold water while using. Please do not put grease/oil, bones, coffee grounds, fibrous foods (celery/onion skins), or large amounts of food into the disposal.
Stove/Oven/Microwave/Refrigerator: Standard operation. Please wipe spills promptly and report any unusual noises, odors, leaks, or error codes.
Electrical (GFCI outlets): Some outlets (commonly in kitchens/bathrooms) may have TEST/RESET buttons. If an outlet stops working, press RESET. If it won't reset or trips repeatedly, please contact me.
Breaker panel: Located in the owner-occupied walkout basement and is not tenant-accessible. If there is any electrical issue beyond a simple outlet reset, please contact me.
Support: If anything isn't working properly, please message me promptly (a photo of any error code is helpful). For safety and liability reasons, tenants should not attempt repairs or move appliances.
11. Garbage & Recycling:
Please bag all trash and place it fully inside the trash bins, then close and lock the lid each time to prevent squirrels and other wildlife from getting in and creating a mess. Rinse recyclables. No plastic bags in recycling. Place bottles/cans/cartons in the blue recycling bin on the deck. Flatten cardboard and place it in the recycling bins on the walkout basement patio/veranda. For large cardboard that wont fit, flatten it, bundle/stack it neatly, and place it next to the recycling bin at the pickup area (do not block walkways). Do not leave loose trash outside the bins.
12. Parking & Vehicles
Tenants are assigned one designated parking space: #29 (marked on the pavement). Please park only in space #29 and do not park in neighbors spaces or block driveways/fire lanes. For additional vehicles, guest and street parking may be available nearby where permitted (first-come, first-served and subject to HOA/local rules). No vehicle repairs, washing, or storage of inoperable/unregistered vehicles on the property.
13. Security
Please keep all exterior doors and windows locked when away and at night. The front door has a digital keypad lock (access code provided at move-in); the lock is set to auto-lock after ~10 seconds, so always make sure the door is fully closed and latched before walking away. The deck/French door and bedroom doors use keys to keep keys secure, and do not share keys or access codes with anyone outside the approved occupants. If a key is lost, an access code may be compromised, or you notice any security concern/low-battery alert, contact me immediately. Do not install additional locks, cameras, alarms, or other security devices without prior approval.
14. Internet & TV:
High-speed Wi-Fi is included (network name and password provided at move-in). The living room 75" Samsung Smart TV includes Samsung TV Plus with a wide selection of free channels (news, movies, documentaries, and more) plus on-demand content. Streaming apps (e.g., Netflix, Prime Video, Hulu, YouTube) are available; guests may log in with their own accounts and must log out at checkout. Cable service is not provided unless otherwise stated.
