All applicants 18 and over must complete an application that includes a background check and a free credit screening. Total gross monthly household income must be at least 3x monthly rent amount. Security deposit is typically equal to one month's rent but is dependent on overall application score. Minimum combined average credit score of 600 required. A lower credit score may be accepted but is based on credit report details (see application instructions for details). An additional $29/month resident benefit package (for up to 2 people named on lease plus $5 per additional person) is added to all leases and includes resident portal access, keyless unit access, positive monthly payment reporting to credit bureaus, identity theft protection thru Allstate and several other resident benefits. This is a mandatory add on to all leases. A valid renters insurance policy is also required prior to occupancy. A $150.00 non-refundable move in report fee is required at the time of move-in. Our application fee covers our staff labor cost to process and score your application. There is no charge for credit screening reports. All application fees are non-refundable once submitted.
