North Carolina Residential Lease Agreement
This is a legally binding document. It is highly recommended that both Landlord and Tenant consult with a legal professional before signing this Lease.
1. PARTIES
This Lease Agreement ("Lease") is entered into on this ________ day of ______, 20, by and between:

4. RENT

5. INITIAL PAYMENTS

The Security Deposit is held by the Landlord to cover damages to the Premises beyond normal wear and tear, unpaid rent, and other lawful charges. The Landlord shall hold the Security Deposit in a trust account in a North Carolina banking institution. The Security Deposit shall be fully refundable to the Tenant, less any lawful deductions, within thirty (30) days after the termination of the tenancy and delivery of possession by the Tenant.
6. LATE PAYMENTS & FEES
Rent is due on the 1st of each month. A verbal or written notice may be provided to the Tenant if rent is not received by the 3rd of the month. In accordance with North Carolina General Statute 42-46, if the monthly rent is not paid in full by the 5th calendar day after its due date, a late fee equal to five percent ($5%) of the Monthly Rent, or fifteen dollars ($15.00), whichever is greater, will be charged. This late fee may be imposed only one time for each late rental payment.
7. PETS

No Pets Allowed. The Tenant agrees not to keep any pets on the Premises.
Pets Allowed as Follows: The Tenant may keep the following pet(s) on the Premises with the Landlord's written consent and compliance with the following:
Dog(s) (Small/Medium 0-50lbs) or Multiple Cats: A non-refundable pet fee of $500.00 per year will be charged.
One (1) Cat: A one-time, refundable pet deposit of $500.00 will be collected. This deposit is fully refundable, subject to a move-out inspection to ensure no pet-related damages exist.
The Tenant is solely responsible for any damages caused by their pet(s). The Landlord reserves the right to terminate this Lease if the Tenant violates the pet policy.
8. MAINTENANCE AND REPAIRS
8.1 Tenant Obligations: The Tenant agrees to:
Maintain the Premises in a clean and safe condition.
Notify the Landlord of any necessary repairs.
Comply with all applicable laws and regulations.
Refrain from causing excessive noise or disturbing neighbors.
Outside Maintenance: The Tenant is responsible for all outside maintenance of the Premises, including but not limited to, cutting grass, trimming shrubs, and maintaining flowerbeds. The Landlord offers an optional professional lawn care service for a monthly fee of $65.00, which will be added to the Monthly Rent. The Landlord will organize this service and bill accordingly. The Tenant must provide written notice to the Landlord to either opt-in or opt-out of this service.
8.2 Landlord Obligations: The Landlord agrees to:
Provide a safe and habitable living environment.
Maintain the structural components of the Premises.
Make repairs in a timely manner after receiving written notice from the Tenant.
9. NOTICES
Any notice required under this Lease shall be in writing and delivered to the following addresses:
