This information will be provided upon request. All utilities included (includes high speed wifi) House Rules 1. **Cleaning & Maintenance** We take great care to keep the home clean and sanitized. Please help us by cleaning up after yourself. If you use any appliances or dishes (e.g., coffee maker, microwave), kindly clean them after use. Unwashed items may result in additional cleaning fees. 2. **Smoking, Vaping, & Incense** Smoking, vaping, or burning incense is not allowed inside the home or garage. A $500 cleaning fee may apply for odor or stain removal. 3. **External Security Cameras** For your safety, we have security cameras monitoring the exterior of the property. These are for security purposes only. 4. **Food & Pests** Please avoid leaving food out to prevent attracting pests. While you may occasionally find leftover food (e.g., condiments or snacks), it's your responsibility to inspect them before consuming. The host is not liable for expired or stale food. 5. **Furniture** Please refrain from rearranging the furniture to maintain the comfort and layout for future guests. 6. **Parties & Visitors** No parties, extra visitors, or overnight guests are allowed without prior approval. Unauthorized parties may incur additional cleaning fees, and guests may be asked to leave if disturbances occur. 7. **Illegal Drugs** The use of illegal drugs is strictly prohibited. If suspected, authorities will be contacted, and you will be asked to leave immediately. 8. **Pets** The following pet rules apply: 8.1. Tenant represents that each Pet is properly licensed and vaccinated as required by applicable law, and Tenant agrees to keep all licensure and vaccinations current. Tenant further agrees to provide proof of licensing and vaccination upon Landlord's request. 8.2. Tenant represents to Landlord that each Pet is housebroken, has no vicious tendencies or history of threatening or causing harm to persons. 8.3. Pets must be kept on a leash (or otherwise under the direct physical control of Tenant or another person) at all time when, if applicable, in the Common Areas or other portions of the Building or grounds. 8.4. Tenant will clean up after each Pet and properly dispose of all waste. 8.5. Tenant will maintain the Property free of odor and stain from any Pet. Tenant will use prompt and diligent efforts to prevent and eliminate any infestation of pests (e.g. fleas) associated with any Pet. 8.6. Tenant will not groom or wash any Pet inside of home. 8.7. Tenant is responsible for controlling and minimizing noise caused by any Pet. Unreasonable levels of noise which interfere with the quiet enjoyment of neighbors is prohibited. 8.8. Tenant is responsible for and will be charged for any damage to the Property or Building caused by any Pet. Damage includes, but are not limited to, damage to floors, carpets, drapes, screens, landscaping, and fencing, including any odors due to the presence of a Pet. 8.9. Tenant will indemnify and hold Landlord harmless from all liability, claims, demands, damages, and costs for injuries to persons or property in connection with Tenant's Pet(s). 8.10. If Landlord receives a complaint or otherwise has reasonable belief that the conduct or condition of a pet constitutes a nuisance under state or local law or otherwise poses a threat to the safety or health of others, Landlord may inspect the Property and if Landlord determines that the Pet constitutes a nuisance or threat to others, Landlord may revoke the permission granted under this Addendum and order Tenant to remove the subject Pet from the property. Tenant will comply with such order and permanently remove the subject Pet from the Property within 48 hours. 8.11. Landlord may (but is not obligated to) enter the Residence and remove (or, if applicable, permit any local authority to remove) any Pet from the resident's apartment and take such other action as permitted by law, including placing the Pet in a shelter at Tenant's expense if: (a) the Pet becomes vicious, displays symptoms of severe illness, or demonstrates other behavior that indicates a threat to the health or safety of others, or (b) Tenant dies, becomes incapacitated, or otherwise unable to care for the Pet and (b) Landlord or Managing Agent believe in good faith the Pet is being abused or neglected or is in distress. 8.12. Any rights of Landlord may be exercised by Landlord's Managing Agent, if applicable. 9. **Damage** If anything is damaged during your stay, please notify us immediately so we can arrange for repair or replacement. 10. **Towels & Bedding** Please place used towels in a pile in the bathtub for easy collection. We'll take care of washing the bedding and towels after your stay. 11. **Respect for Property** Please treat the property with respect and leave it in good condition upon check-out. Your cooperation is appreciated in keeping the home clean for future guests. 12. **Garage Access** Please note that the garage is not available for guest use. Access is strictly restricted. 13. **Scheduled Maintenance** We have regular maintenance visits: - **Gardener The gardener will be on the property every **Saturday**. - **Pool Service The pool service is scheduled for **Wednesdays**. These services are typically brief, but please be aware of their arrival. If you have concerns about the timing, feel free to reach out to us. 15. **Trash Removal** Please place any trash in the garbage bins located on the side of the home. Be sure to secure the lids after use to prevent pests from getting inside. 16. **Pool & Spa Rules** You are required to follow all posted pool and spa rules while using the pool and spa area. Please make sure to review them carefully and adhere to all safety and usage guidelines.
