Applications will be processed in the order received. In Portland, individual applications will receive a timestamp and be screened in the order received, but rental cannot be offered until all group members are screened and approved. If any additional documentation is required after a conditional offer has been made, it must be submitted within one business day or the offer will be considered declined and the next applicant(s) in line to rent the property will be processed.
Current application fee advertised on Zillow is $35. For Portland properties, no more than $50 may ever be charged per applicant. Screening fees reflect the actual cost of screening as required under Oregon law (SB 291). Applicants have the right to request copies of any consumer report used, dispute inaccuracies, and appeal a denial. Screening is conducted through Zillow. Any questions regarding copies of reports or disputes may be directed to Zillow in accordance with their policy, including refunds. Applicants also have the right to submit supplemental evidence for reconsideration and may request a waiver of re-screening fees, particularly in Portland.
Applicants who are denied in the City of Portland will receive a written notice within 14 days stating the specific reason for denial, the screening criteria used, instructions on how to appeal, and how to submit supplemental documentation. No co-signers will be required as a condition of approval in Portland.
Security deposits must be paid promptly upon lease signing, typically within 24 hours, unless otherwise agreed upon or required by law. For Portland properties, the security deposit will not exceed 1x month's rent under standard conditions or up to 1.5x the rent in conditional approval scenarios, per Portland ordinance. All deposits comply with Portland's requirements regarding amounts, documentation, and refund timelines.
