Tenant is responsible for paying for utilities and services listed in the agreement. Tenant must obtain renters' insurance with a minimum of $600,000 of liability coverage and provide proof of purchase to the Landlord. Tenant is responsible for maintaining the yard and outside areas, as well as routine care and maintenance of the property.
Tenant shall not disturb or interfere with neighbors, make excessive noise, or use the premises for unlawful purposes. Smoking is not permitted in the property, including marijuana. Tenant is responsible for any damages caused by smoking.
Tenant must allow Landlord or authorized agents to enter the premises for repairs, inspections, or showings with 24-hour notice. Tenant shall not let or sublet the premises without the Landlord's written consent.
Tenant is responsible for any repairs or replacements caused by negligence or misuse. Landlord is responsible for certain maintenance obligations. Tenant is responsible for maintaining adequate temperature in the dwelling to prevent freezing pipes.
Tenant must return all keys to the Landlord upon vacating the premises. Tenant is responsible for any costs associated with lost keys.
Tenant must accommodate property showings if the property is listed for sale or rent. Landlord may terminate the lease with 30 days' written notice if they wish to sell or dispose of the property.
Tenant is responsible for their own security and must obtain renters' insurance. Landlord is not liable for any damage or injury caused by other tenants or persons.
Tenant shall indemnify and hold Landlord harmless from any costs, claims, or liability arising from Tenant's use and occupancy of the property.
The lease may be terminated if the Tenant abandons or vacates the premises. The prevailing party in any legal action arising from this agreement is entitled to reasonable attorney's fees and costs.
Tenant must notify Landlord of any change of employment or telephone number.
This agreement is the entire agreement between the parties and may not be altered or amended except in writing and signed by both parties.
Both parties have executed the agreement and certain funds must be delivered before the execution of the lease.
